Job Overview

The Facilities Maintenance Manager is responsible for overseeing the comprehensive maintenance operations, ensuring the readiness of apartments, implementing preventive maintenance strategies, and maintaining the overall condition of the property managed by Dawn Homes Management.

Key responsibilities include directing daily maintenance activities across various trades such as landscaping, carpentry, painting, fencing, roofing, plumbing, and light electrical work, as well as executing routine and preventive maintenance tasks to uphold the property's physical integrity.


KEY RESPONSIBILITIES include:

  • Supervision and Scheduling of Maintenance
o Assigns daily tasks to maintenance staff and ensures completion.

o Monitors the timely and accurate fulfillment of work orders.

o Guarantees that all turnover repairs and services are executed properly and within set timelines, covering appliances, smoke detectors, plumbing, electrical systems, painting, HVAC, and cleaning.

o Oversees all aspects of snow removal, including walkway and parking lot clearing, ice-melt application, and plowing operations.

  • Preventive Maintenance

o Maintains vigilance regarding the property's physical condition, identifying and ensuring the rectification of any hazardous situations.

Reports significant issues to the Regional or Property Manager.

o Collaborates with the Regional Maintenance Manager and Property Manager to address potential concerns for the annual budget planning.

  • Inventory Management
o Oversees maintenance procurement and manages inventory levels of parts and supplies, securing necessary approvals for non-routine items.

o Ensures the maintenance workshop is organized and maintained in a clean state.

  • Administrative Duties and Record Keeping
o Keeps precise records of preventive maintenance, work orders (both received and completed), expenses, apartment turnovers, and ongoing projects.

o Processes invoices for payment efficiently.

  • Customer Service
o Fosters and maintains positive, professional relationships with residents, contractors, and suppliers.

o Ensures timely responses to maintenance requests.

o Keeps the Regional Maintenance and Property Manager updated on significant issues or concerns affecting residents.

  • Additional Duties
Requirements

Required Skills and Experience

  • Minimum of three (3) years of supervisory experience is required.
  • Two (2) or more years of experience in property maintenance, with a solid understanding of Plumbing, HVAC, Electrical, Carpentry, and Appliances.
  • Strong leadership abilities with a proven track record of team supervision.
  • Excellent communication and interpersonal skills.
  • Exceptional organizational and time management skills, with the ability to manage multiple tasks effectively.
  • Capability to identify and resolve issues within established procedures.
  • Knowledge of safety protocols to ensure the safe operation of the maintenance team.
  • Dependable attendance and punctuality are essential.
Must possess a valid driver's license and maintain a clean driving record.

Reliable transportation is required.

Availability to work weekends or extended hours as necessary, including participation in an on-call rotation.

Physical Requirements

  • Regularly required to be on feet; perform bending, stooping, squatting; climb stairs, push or pull, reach overhead, climb ladders, and engage in grasping, gripping, and turning motions; writing; shoveling; and lifting/carrying as part of maintenance supervisor duties.
  • Must be capable of lifting up to 50 pounds without assistance.

Salary Description

$31.00 per hour.
