Job Overview

The Facilities Maintenance Manager is responsible for overseeing the comprehensive maintenance operations within an apartment community. This role includes managing repair tasks, ensuring timely apartment readiness, conducting preventive maintenance, and maintaining the overall condition of the property.


Key Responsibilities:

  • Supervision and Scheduling: Directs daily activities of maintenance staff, ensuring work orders are completed accurately and on time. Oversees the execution of turnover repairs, which encompass appliance maintenance, plumbing, electrical work, painting, HVAC, and cleaning. Manages snow removal operations to ensure safe access to the property.
  • Preventive Maintenance: Monitors the physical state of the property, identifying and addressing unsafe conditions promptly. Collaborates with management to highlight potential issues for budget considerations.
  • Inventory Management: Oversees maintenance supply purchasing and maintains appropriate inventory levels. Ensures the maintenance area is organized and well-kept.
  • Administrative Duties: Keeps detailed records of preventive maintenance, work orders, expenditures, and ongoing projects. Manages invoice processing for timely payments.
  • Customer Relations: Fosters positive relationships with residents, contractors, and suppliers. Ensures maintenance requests are addressed promptly and keeps management informed of significant resident concerns.
  • Additional Responsibilities: Performs other duties as assigned.

Qualifications:

  • Minimum of three years of supervisory experience.
  • At least two years of experience in property maintenance, with knowledge in plumbing, HVAC, electrical work, carpentry, and appliance repair.
  • Strong leadership abilities and team management skills.
  • Excellent communication and interpersonal skills.
  • Exceptional organizational and time management capabilities.
  • Ability to identify and resolve issues within established protocols.
  • Knowledge of safety practices to ensure the maintenance team's safe operations.
  • Reliable transportation and a valid driver's license with a clean driving record.
  • Availability to work weekends or extended hours as needed.

Physical Requirements:

  • Must be able to perform physical tasks including lifting up to 50 pounds unassisted, standing for extended periods, and performing various maintenance activities.
