SUMMARY

The Lead Custodial Supervisor is responsible for guiding assigned staff in delivering proficient custodial and light maintenance services for Bates Technical College. This role involves participating in the recruitment process, including interviewing and recommending candidates for custodial positions. The supervisor will lead training initiatives and provide constructive feedback during employee evaluations. Reporting any misconduct or performance issues to the Assistant Director of Facilities & Operations is essential. Daily tasks may be executed independently or collaboratively to uphold cleanliness standards across designated facilities. Depending on the college's requirements and resource availability, the Lead Custodial Supervisor may oversee a specific custodial zone and undertake duties typically assigned to lower-level custodians. More complex tasks will be performed under the guidance of a Maintenance Foreman Engineer IV or the Assistant Director of Facilities & Operations.

ESSENTIAL FUNCTIONS & OTHER DUTIES

Essential Functions
The Lead Custodial Supervisor will perform the following essential functions as assigned and directed by the Supervisor or designee:
  • Respond to and document actions taken on work requests.
  • Lead and direct daily work duties for assigned custodial staff.
  • Instruct and train personnel in routine custodial practices to ensure a clean, safe environment.
  • Coordinate and schedule daily tasks for assigned staff.
  • Educate employees on proper cleaning methods and safety protocols, ensuring compliance with relevant policies.
  • Participate in the interview process for potential hires and provide recommendations to supervisors.
  • Identify and address custodial maintenance issues promptly.
  • Ensure adequate custodial supplies are maintained at all times.
  • Inspect assigned areas to confirm cleanliness standards are upheld.
  • When assigned a custodial zone, perform the following tasks:
    1. Maintain and repair janitorial tools and equipment.
    2. May assist with painting small areas as directed.
    3. Conduct rounds to secure facilities, ensuring doors are locked and windows are closed.
    4. Arrange furniture and equipment for special events.
    5. Maintain outdoor areas, including sidewalks and gardens.
    6. Remove waste from designated areas.
    7. Perform floor care, including sweeping, mopping, and polishing.
    8. Clean and sanitize restrooms and other facilities.
    9. Report maintenance issues to the appropriate personnel.
    10. Assist with event setups and departmental relocations as needed.
  • Maintain tools and custodial storage areas in an organized manner.
  • During emergencies or inclement weather, fulfill essential personnel duties as directed.
Non-Essential/Other Functions
The following functions, while not essential, are important and may be considered during evaluations:
  • Represent the Facilities & Operations department positively.
  • Conduct oneself respectfully towards students, staff, and the public.
  • Stay informed about departmental policies and procedures.
  • Prioritize safety by reporting hazards promptly.
  • Engage in personal development opportunities to enhance skills.
  • Participate in college committees as needed.
Supervisory Responsibilities
This position does not have supervisory responsibilities.
Conditions of Employment
This position is represented by a bargaining unit.
Uniform and protective clothing may be required.
Alternate shifts, weekends, and overtime may be necessary.
A Class III Boiler License or the ability to obtain one within 30 days of employment is required.
This position is campus-based.
A background check will be conducted post-offer of employment.
QUALIFICATIONS
Minimum Qualifications
  • High School/GED.
  • Four (4) years of experience as a Custodian II.
  • Two (2) years of experience in a lead role.
  • Effective communication skills in English, both verbal and written.
Allowable Substitution
Alternative combinations of education and experience may be evaluated for comparability.
Preferred Qualifications
  • Associate's degree or equivalent.
  • Three to four years of experience in a supervisory capacity.
