About the Position
Reinvestment Fund is seeking a Principal Loan Officer (Senior Director) within the Lending and Investment department, who will play a vital role in the originations team. Focusing on projects in the Southeast region, the Senior Director will be responsible for building client relationships for initiatives that align with Reinvestment Fund's mission, climate resilience, and racial equity objectives. This includes client acquisition, underwriting, closing, and disbursements across various asset and loan types, such as predevelopment, construction, mini-permanent, leverage source, permanent, and bridge loans. Our borrowers include both for-profit and nonprofit entities, with a particular emphasis on those owned or led by individuals of color. Reporting to the Managing Director of Community Lending, this individual will manage a substantial volume of annual originations while ensuring accountability to our stakeholders in the Southeast communities we serve.

Key Responsibilities

  • Analyze local market trends, opportunities, and challenges, effectively communicating findings to internal and external stakeholders.
  • Develop a pipeline of projects to achieve annual and multi-year origination and organizational objectives.
  • Structure loans, negotiate terms with prospective borrowers, underwrite, and finalize loans as assigned.
  • Review and interpret third-party due diligence reports, including appraisals, market assessments, and environmental reviews, to assess transaction viability and appropriate loan structuring.
  • Collaborate with current and potential clients to build a pipeline of projects and loans for underwriting.
  • Prepare credit approval documentation and present to relevant authorities, including Senior Management, as required by Loan Policy.
  • Work alongside junior and senior staff to evaluate and create loan structures and credit underwriting for community development initiatives.
  • Oversee the closing process, coordinating with Loan Closers and external legal counsel, ensuring the collection, review, approval, and execution of all closing documents within tight timelines.

Position Requirements

  • Undergraduate degree in finance, economics, city planning, or related fields preferred, though equivalent non-academic experience in relevant industries will also be considered.
  • 7+ years of lending experience, including at least 2 years in community development and multi-family real estate underwriting.

Required Skills

  • Proficient in creating and presenting complex business and financial analyses, both in writing and orally, to decision-makers.
  • Experience reviewing construction budgets, project plans, appraisals, and other real estate documentation.
  • Ability to synthesize information, organize logical arguments, and summarize key points effectively.
  • Proficient in analysis and modeling using Excel.
  • Ability to draw conclusions from financial and market data to make informed recommendations regarding credit risks.
  • Commitment to advancing racial equity and anti-racism, with a willingness to engage in efforts that further Reinvestment Fund's mission.

Preferred Skills

  • Experience collaborating with borrowers to problem-solve and structure loans that meet both borrower and project needs while mitigating risk and maximizing available capital sources.
  • Experience in clean energy and climate resilience lending is a plus.
  • Familiarity with reviewing legal documents such as leases, mortgage notes, and contracts.
  • Experience with affordable housing subsidy programs and other economic development tools.

Work Location
Reinvestment Fund offers flexible work arrangements, including a hybrid home/office model for individuals located near our Atlanta office or a remote work option for those within the Southeast region, with occasional travel required.

Compensation and Benefits
Reinvestment Fund provides a competitive salary based on experience and skills, along with an excellent benefits package that includes employer-paid health, disability, and life insurance, a 401(k) savings plan with employer match, flexible spending accounts, tuition reimbursement, paid time off, and an Employee Assistance Program.

The salary range for this position is expected to be between $117,600 and $150,000/year, with base pay varying based on individual factors such as market location, job-related knowledge, skills, and experience.
