Position Summary: We are seeking a skilled Preconstruction Manager to oversee the estimation process for our projects. This role is critical in guiding projects from initial concept through to detailed estimates.

Key Responsibilities:

  • Generate time, cost, and labor estimates by thoroughly analyzing project drawings, specifications, and requests for proposals (RFPs).
  • Conduct quantity take-offs to ensure accurate material and labor assessments.
  • Engage with subcontractors and vendors to solicit bids and gather quotes.
  • Evaluate subcontractor and vendor proposals to verify scope and pricing.
  • Develop preliminary construction schedules to support estimating and preconstruction efforts.
  • Create conceptual estimates and budgets tailored to project needs.
  • Foster relationships with subcontractors to enhance bidding processes.
  • Participate in interviews and selection processes as necessary.
  • Communicate effectively with subcontractors, owners, architects, engineers, and project teams.
  • Attend site meetings and walkthroughs to accurately assess existing conditions.
  • Prepare, coordinate, review, and disseminate construction estimates.
  • Maintain up-to-date unit, labor, material, and equipment rates in cost databases.
  • Compile reports and analyses related to construction estimating as required.
  • Manage the estimating schedule for all projects under consideration.
  • Collaborate with accounting and project management to ensure seamless transition of estimates.
  • Lead project turnover meetings post-award to discuss project requirements, pricing, and scope.
  • Possess a comprehensive understanding of Contract Administration and be prepared to undertake these responsibilities as directed.

Essential Qualifications: Previous experience in commercial construction preconstruction and estimating is required. Familiarity with the Greensboro, NC area construction market is essential.
