ROLE RESPONSIBILITIES: The Vice President of Property Acquisition will establish strategic direction and lead the team to achieve and surpass business objectives. This role involves guiding the feasibility team in identifying, developing, and analyzing financial aspects of potential deals, as well as presenting findings to senior leadership. The VP will oversee underwriting processes to ensure compliance with financial standards and will be accountable for pricing strategies through to the final sale or closing.
A TYPICAL DAY IN THIS ROLE:
- Engage with builders, developers, brokers, and landowners to enhance market knowledge and establish connections, ensuring TJH remains competitive in various markets.
- Gather local market insights, including key pricing trends and competitive landscapes.
- Evaluate potential deals within the division's criteria to assess feasibility.
- Collaborate with the feasibility team to prepare financial projections and presentations for executive approval.
- Work alongside legal, finance, and external partners to facilitate land acquisitions.
- Conduct thorough underwriting processes to meet all necessary requirements.
- Partner with sales and marketing teams to determine asset pricing throughout the project lifecycle.
- Oversee the asset disposition process, collaborating closely with sales and finance teams.
- Develop targeted strategies to fulfill divisional revenue objectives.
- Utilize market intelligence to identify off-market opportunities.
- Negotiate agreements leveraging market insights to achieve optimal pricing.
- Provide comprehensive analyses of real estate transactions using market data and comparable pricing.
- Review the portfolio and collaborate with the land team to assess potential deals.
- Conduct due diligence with all stakeholders to evaluate deal feasibility.
- Manage all speculative sales from 30 days prior to listing through to closing, ensuring compliance with TJH branding standards.
- Coordinate with land acquisition associates, subcontractors, consultants, real estate brokers, and regulatory agencies involved in land acquisition and development.
- Work with legal counsel to ensure contracts remain compliant.
QUALIFICATIONS:
- Bachelor's degree in asset management or a related discipline.
- Over 10 years of experience in asset management or a related field.
- Significant leadership experience in asset management or a related sector.
- Proven track record of leading teams, including direct and indirect reports.
- Demonstrated success in developing and implementing innovative strategies and initiatives.
