Key Responsibilities:
The Facilities Operations Supervisor, also referred to as the Service Manager, will be responsible for a variety of maintenance, supervisory, and administrative tasks. This role involves:
1. Directly engaging in maintenance and repair tasks across various systems, including mechanical, plumbing, HVAC, electrical, and electronic systems.
2. Ensuring the property maintains a pleasant and appealing external appearance.
3. Fostering a positive work environment by building strong relationships with the service team, vendors, and residents.
4. Delivering exceptional customer service and participating actively in community management.
Essential Functions:
- Oversee the work of all contracted vendors to ensure quality service delivery.
- Select, train, and evaluate maintenance staff, including technicians and groundskeepers.
- Manage service requests and workflow to ensure efficient property operations.
- Assign tasks to the team and ensure office staff are equipped to address resident inquiries.
- Assess team performance and manage budget-related areas effectively.
- Collaborate with management to plan and execute maintenance processes.
Qualifications:
- High School diploma or equivalent.
- Minimum of 3 years of relevant maintenance experience.
- Prior experience in property management or student housing is advantageous.
- Knowledge of MS Office and strong communication skills are essential.
Physical Requirements:
The role demands considerable physical exertion, including the ability to lift and carry up to 100 lbs. Reasonable accommodations may be made for individuals with disabilities.
