Role Responsibilities:

  • Support the Project Manager in various tasks related to assigned projects.
  • Participate in meetings with clients to discuss project details.
  • Develop comprehensive presentations that include budgetary and scheduling information, along with design and specification alternatives.
  • Prepare detailed agendas and minutes for meetings.
  • Create monthly progress reports that encompass scheduling and budget updates.
  • Utilize MS Project to formulate detailed construction schedules.
  • Assist in researching and evaluating potential design professionals and contractors.
  • Draft Requests for Proposals, including complex bid sheets using MS Excel.
  • Engage with contractors, designers, and service providers to discuss project specifics.
  • Analyze received bids, input data into MS Excel spreadsheets, evaluate and compare bid information, and present findings to clients.
  • Review project plans, renderings, and specifications.
  • Prepare detailed budgets for multi-million-dollar projects, covering hard costs, soft costs, design fees, and contingencies.
  • Monitor all project expenditures against the monthly cash flow budget.
  • Adjust project schedules as necessary.
  • Review substantial construction contracts.
  • Conduct site inspections to ensure quality workmanship and adherence to contractual obligations.
  • Verify the quantities of work completed and ensure compliance with contractual terms and payment applications.
  • Assist in obtaining necessary permits from governmental bodies.
  • Lead weekly meetings with Owners, Architects, and Contractors, addressing outstanding items and providing solutions for issues and cost savings.
  • Prepare agendas and minutes for weekly meetings with Owners, Architects, and Contractors.
  • Review punch lists to ensure completion.
  • Examine final project close-out documents, lien releases, and final payment applications.

Qualifications:

  • 0-2 years of experience in construction administration or relevant academic coursework toward a degree.
  • Proven ability to stay organized and detail-oriented.
  • Excellent communication skills.
  • Proficient in all MS Office applications.
  • Strong verbal presentation skills, both in-person and online.
