The primary responsibility of the Property Operations Manager is to manage all facets of the designated property. Key duties include supervising on-site personnel, ensuring smooth daily operations, achieving financial and operational objectives, adhering to Karya policies, and improving resident satisfaction.

Key Responsibilities:
  • Oversee leasing processes including lead management and application assessments
  • Enhance customer satisfaction and retention by motivating staff to engage with lease renewals
  • Regularly review financial collections and make informed decisions
  • Supervise property maintenance requests and coordinate with lead maintenance staff
  • Organize make-ready schedules and track progress
  • Conduct audits of rent rolls to monitor rent status, lease expirations, month-to-month tenants, and eviction processes
  • Complete and submit necessary HR documentation to the corporate office (new hires, payroll, terminations, etc.)
  • Respond to emergency calls and assign tasks to on-call maintenance personnel
  • Perform additional duties as assigned
Qualifications:
  • High School Diploma or Equivalent required; College Degree preferred
  • At least 3 years of experience as a Property Operations Manager in a Multifamily setting
  • Expertise in leasing, renewals, rent collection, and property oversight
  • Experience with CAM or CAPS certifications
  • Familiarity with property management software
  • Excellent verbal and written communication skills
  • Prior experience in customer service
  • Ability to communicate effectively with residents and team members
  • Strong organizational skills and professionalism in challenging situations
Physical Requirements / Work Environment:
  • Ability to sit, stand, and walk for extended periods during the workday
  • Physical tasks may include pushing, pulling, bending, stooping, and climbing stairs
  • Proficient typing skills are necessary
  • Capability to lift up to 15 pounds
  • Work may involve various indoor and outdoor conditions
  • Willingness to work weekends and evenings on a rotating schedule
