Property Manager - Retail Real Estate, Dallas, TX. We are seeking an experienced, hands-on, Property Manager to join our Dallas-based team. This individual will oversee the management of multiple retail properties, including big box retailers, ensuring operational efficiency, tenant satisfaction, and property performance.

Key Responsibilities:

  • Lease Management: Review leases ensuring compliance of all parties. Maintain strong tenant relations to ensure high occupancy and tenant satisfaction. Enforce requirements as necessary issuing proper notices, defaults and demands to support litigation if necessary.
  • Retail Property Oversight: Oversee the day-to-day operations of retail properties, including big box retailers, ensuring properties are well-maintained and operationally efficient. Drive tenant retention and traffic while enhancing properties within applicable budgets.
  • Site Management: Ensure proper maintenance, repairs, operations and replacement as needed of common areas and shared systems, including capital roof and asphalt/concrete projects with focus on tenant retention, safety, and compliance.
  • Financial Management: Manage property budgets and oversee financial performance, including rent collection and expense control.
  • Vendor and Contractor Coordination: Manage relationships with vendors and contractors. Prepare bid packages, identify scopes, conduct pre- bid meetings, oversee capital projects and punch list completion.
  • Compliance and Safety: Ensure all properties comply with local regulations, safety standards, and company policies.
  • Capital Improvements: Identify, scope/bid and plan capital improvements that enhance property value.
  • Reporting: Provide regular reports on property performance, occupancy levels, and any operational or financial issues to senior management.

Qualifications:

  • Minimum 7 years of property management experience, with a focus on retail real estate.
  • Strong knowledge of retail leasing, lease agreements, and tenant management.
  • Proven experience managing multiple sites, capital projects (including RFP and scope development) of multi-tenant properties.
  • Excellent financial acumen, including budgeting, rent collection, and financial reporting.
  • Strong vendor management and negotiation skills.
  • Ability to manage multiple properties and projects simultaneously.
  • Excellent communication and interpersonal skills, with the ability to maintain positive tenant relations.
  • Experience working with big box retailers is a plus.
  • Ability to climb ladders, walk roofs, basic knowledge of MEPs, prior asphalt/concrete repair oversight and ability to read architectural drawings as needed.
