Maintenance Operations Manager

At FPI Management, Inc., we are seeking a skilled Maintenance Operations Manager to lead our maintenance team and oversee the maintenance and capital improvement needs of our properties. As a key member of our team, you will be responsible for ensuring the most economical, proper, and safe condition of our properties.

Key Responsibilities:

  • Lead and mentor the maintenance team to ensure excellent performance and high-quality work.
  • Develop and implement a daily and preventative maintenance program to meet the needs of our properties.
  • Inspect properties and common areas daily to detect maintenance problems and ensure timely completion of tasks.
  • Coordinate and complete maintenance requests within 24 hours and follow a preventative maintenance schedule.
  • Provide on-call maintenance services, including evening, weekend, and holiday emergency service.
  • Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move-in.
  • Repair and maintain equipment owned by the apartment community and maintain all maintenance shops and storage rooms in an orderly fashion and in compliance with safety regulations.
  • Properly secure all parts, inventory, and property equipment and maintain an inventory of parts to make necessary repairs.
  • Ensure timely completion of all duties by maintenance staff personnel to minimize labor costs and comply with all FPI policies and procedures.
  • Perform other duties as assigned by the Community Director.

Requirements:

  • Minimum 2 years' experience in a similar leadership role, preferably within residential property management.
  • Experience in hotel maintenance, facilities maintenance, or construction will also be considered.
  • Valid driver's license, good driving record, current motor vehicle insurance, and an operable vehicle that meets FPI's driving standards and personal vehicle use policy.
  • Ability to wear a respirator and be medically fit for duty and cleared to wear a respirator, and comply with FPI's facial hair policy.
  • Proficient in speaking, reading, and writing in English and proficient computer skills (MS Office, Google Apps, property management-related software, email, internet).
  • Appliance repair, boiler systems, drywall installation/repair, electrical repair, HVAC maintenance, painting (int & ext), pool maintenance, basic computer skills, and management.
