Job Summary

We are seeking a highly skilled and experienced Director of Land Development to join our team in Southwest Florida. This role will be responsible for overseeing the land development operations for our SWFL Division and assisting in the forecasting and budgeting of the Division's business plan.

Key Responsibilities
  • Finalize engineering of subdivisions, resolving utility, grading, storm water issues, and obtaining government approvals.
  • Assist in final plat approvals and government approvals.
  • Address construction issues related to project bidding and construction, and manage project supervisors in solving problems.
  • Attend weekly meetings with engineers, update schedules of preliminary engineering, preliminary platting, and address construction issues, review budgets and costs.
  • Create bid forms and instructions, distribute to qualified bidders, solicit bids for all work items as needed to complete the project, review bids for accuracy and completeness, format bid process to avoid scope overlap or gap, address bidder questions.
  • Compile bid analyses to review bids, collaborate with VP of Land to make contractor selections.
  • Initiate buyout/contracting of all work, initiate pre-construction meetings with municipalities and contractors.
  • Develop detailed critical-path project schedules (MS Project) with contractor input, ensure project milestones are met, and lots are delivered on schedule.
  • Initiate and attend weekly on-site meetings with all relevant contractors.
  • Monitor construction progress vs. schedule, identify potential project delays and/or risks, implement measures, make recommendations, and take steps as necessary to maintain schedule and budget.
  • Full responsibility for project budget, review and approve all pay applications and invoices for accuracy.
  • Secure activation of water/sewer systems per project schedule, pursue final acceptance and bond release for all infrastructure and improvements.
  • Communicate accurate lot delivery dates to management for use in long-range business plan.
  • Manage invoice payment and applications.
  • Secure warranty compliance and final acceptance for all infrastructure installed while working in various municipalities.
  • Assist with the creation and implementation of Homeowner Associations, where applicable.
  • Manage NPDES program for the Land Department.
  • Manage the Land Development Managers in their duties.
  • Manage the turnover of finished land to Homebuilding.
Requirements

Minimum Education Experience: Bachelor's Degree in Civil Engineering or equivalent field and 5 years' experience in land development or equivalent experience.

Skills and Abilities: Excellent verbal and written communication skills for interaction with a variety of people inside and outside of the organization, decisiveness and good judgment, problem-solving and analytical skills to act with authority and take approved risks in an environment with little direction from others.

Work Conditions: Must be able to walk potential sites before and during construction, attend evening meetings, extensive driving required.
