Position Title: Assistant Property Manager

Working Hours: Monday – Friday, 8 AM – 5 PM, with flexibility based on property requirements.

Compensation: $24 - $28 per hour.

Role Responsibilities:

The Assistant Property Manager plays a crucial role in supporting the Property Manager's efforts in executing daily operations, ensuring that properties are well-managed and maintained. This position emphasizes positive tenant relations and adherence to environmental and safety standards, aligning with the owner's objectives.

Key Responsibilities Include:

  • Fostering and maintaining strong relationships with tenants, vendors, and contractors.
  • Managing accounts payable and receivable for each property, including invoice coding and data entry into the accounting system.
  • Handling tenant inquiries and entering service requests into the work order system; coordinating with building engineers.
  • Preparing commencement notices and rent commencement letters.
  • Assisting the Property Manager with the bidding process for contracted services.
  • Overseeing rent collection processes.
  • Conducting property inspections to ensure all aspects are functional and well-maintained.
  • Preparing annual Common Area Maintenance (CAM) billings.
  • Managing lease administration and ensuring the accuracy of rent rolls.
  • Reviewing monthly variance reports, tenant ledgers, and aged-receivable details.

Qualifications:

  • Prior experience in Commercial Property Management.
  • Familiarity with Commercial Office building leases.
  • Proficient in Microsoft Office Suite.
  • Exceptional communication skills, both verbal and written.
  • Strong organizational and time management abilities.
  • Attention to detail is essential.
  • Experience with accounting software such as Yardi, MRI, or AppFolio.
