Position Title: Assistant Property Manager
Working Hours: Monday – Friday, 8 AM – 5 PM, with flexibility based on property requirements.
Compensation: $24 - $28 per hour.
Role Responsibilities:
The Assistant Property Manager plays a crucial role in supporting the Property Manager's efforts in executing daily operations, ensuring that properties are well-managed and maintained. This position emphasizes positive tenant relations and adherence to environmental and safety standards, aligning with the owner's objectives.
Key Responsibilities Include:
- Fostering and maintaining strong relationships with tenants, vendors, and contractors.
- Managing accounts payable and receivable for each property, including invoice coding and data entry into the accounting system.
- Handling tenant inquiries and entering service requests into the work order system; coordinating with building engineers.
- Preparing commencement notices and rent commencement letters.
- Assisting the Property Manager with the bidding process for contracted services.
- Overseeing rent collection processes.
- Conducting property inspections to ensure all aspects are functional and well-maintained.
- Preparing annual Common Area Maintenance (CAM) billings.
- Managing lease administration and ensuring the accuracy of rent rolls.
- Reviewing monthly variance reports, tenant ledgers, and aged-receivable details.
Qualifications:
- Prior experience in Commercial Property Management.
- Familiarity with Commercial Office building leases.
- Proficient in Microsoft Office Suite.
- Exceptional communication skills, both verbal and written.
- Strong organizational and time management abilities.
- Attention to detail is essential.
- Experience with accounting software such as Yardi, MRI, or AppFolio.
