Key Responsibilities:
- Standardize Diagnostic Approaches: Develop and implement standardized diagnostic approaches for common maintenance routines, including preventative maintenance and system troubleshooting.
- Troubleshoot and Repair: Troubleshoot all property systems and perform or oversee repairs to ensure minimal downtime and optimal performance.
- Lead Maintenance Team: Lead a team of maintenance technicians, providing guidance, training, and support to ensure they have the skills and knowledge needed to perform their duties effectively.
- Inspect and Maintain Properties: Conduct regular property inspections, including building and alarm systems inspections, to ensure that all systems are functioning properly and identify any potential issues.
- Manage Maintenance Software: Administer our maintenance software program to track work orders, inventory use, product replacement histories, and scheduled preventative maintenance. Review work order logs and set priorities for work order completion.
- Inventory Management: Establish and implement auditing procedures for maintenance inventory, monitoring inventory levels while remaining within established budgets.
- Subcontractor Management: Manage subcontracted service providers, documenting work and product quality to ensure that our standards are met.
- Snow and Ice Removal: Direct the removal of snow and ice from sidewalks, walkways, steps, and driveways to ensure safe access to our properties.
- Technical Training: Facilitate technical training and skill development for property associates to ensure they have the knowledge and skills needed to perform their duties effectively.
- Rehabilitation Projects: Provide feedback and recommendations for rehabilitation projects to ensure that our properties are maintained and improved to the highest standards.
Requirements:
- High School Diploma or Equivalent: A high school diploma or equivalent is required.
- HVAC Certification: HVAC certification is required.
- Maintenance Systems Knowledge: Knowledge of maintenance systems, including inventory control, preventative maintenance, and work order record keeping is essential.
- Mechanical Systems Knowledge: Knowledge of mechanical systems and equipment, including HVAC, landscaping, carpentry, painting, hydraulic systems, and electric motors is required.
- Electrical Troubleshooting: Proficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm meters is necessary.
- Plumbing Repairs: Proficiency in plumbing repairs and troubleshooting is required.
- On-Call Availability: Ability to be on call is essential.
- Valid Driver's License: A valid driver's license is required.
