Position Overview:

The Commercial Construction Cost Analyst plays a crucial role in developing precise and thorough cost assessments for commercial building initiatives. This position requires a detailed examination of project specifications, architectural drawings, and supplementary documents to accurately calculate the overall expenses associated with a project, encompassing materials, labor, equipment, and subcontractor costs. The analyst will collaborate closely with project leaders, architects, engineers, and subcontractors to guarantee that all assessments are both precise and competitive.

Core Responsibilities:

  • Project Evaluation: Scrutinize and interpret project documentation, specifications, and related materials to grasp the project’s scope and requirements.
  • Cost Assessment: Generate comprehensive cost assessments for materials, labor, equipment, and subcontractors, ensuring all evaluations are precise, thorough, and competitive.
  • Proposal Development: Assemble and prepare bid submissions, including all requisite documentation and cost breakdowns, ensuring timely and compliant submissions.
  • Vendor and Subcontractor Engagement: Solicit and assess bids from vendors and subcontractors, selecting the most cost-effective and qualified options.
  • Material Takeoffs: Conduct precise quantity takeoffs for all required materials and labor.
  • Budget Oversight: Assist project leaders in formulating and managing project budgets, monitoring expenses, and providing regular updates.
  • Cost Optimization: Identify and propose cost-saving strategies and value engineering options to enhance project profitability.
  • Risk Management: Recognize potential risks and uncertainties in project estimates and devise strategies to mitigate them.
  • Record Keeping: Maintain organized and comprehensive records of all estimates, bids, and related documentation.
  • Collaborative Efforts: Work in close partnership with project leaders, architects, engineers, and other stakeholders to ensure alignment of estimates with project objectives.
  • Market Awareness: Stay informed about industry trends, market conditions, and material costs, adjusting estimates to maintain competitiveness.

Qualifications:

  • Education: Bachelor’s degree in Construction Management, Engineering, Architecture, or a related discipline.
  • Experience: At least 3-4 years of experience in construction estimating, particularly in commercial projects.
  • Technical Proficiency: Familiarity with estimating software (e.g., Bluebeam, PlanSwift, ProEst), Microsoft Office Suite, and project management tools.
  • Analytical Capability: Strong analytical and mathematical skills, with the ability to perform detailed and accurate cost calculations.
  • Communication Skills: Exceptional written and verbal communication abilities, capable of clearly presenting and explaining cost assessments and bid proposals.
  • Detail Orientation: High level of attention to detail and accuracy in all tasks.
  • Organizational Skills: Strong time management and organizational skills, with the ability to handle multiple projects and deadlines simultaneously.
  • Problem-Solving Skills: Proficient in identifying and resolving issues and discrepancies in project estimates and bids.
  • Team Collaboration: Ability to work effectively both independently and collaboratively within a team.

Work Environment:

  • Office Setting: The analyst will primarily operate in an office environment but may occasionally visit job sites for meetings and inspections.
  • Travel Requirements: Some travel may be necessary to visit job sites, meet with clients, or attend industry events.

Physical Demands:
