Key Responsibilities- Project Evaluation and Bid Development: Analyze project documentation, including plans and specifications, to grasp project scope and requirements. Scrutinize blueprints and technical documents to ascertain necessary materials, labor, and equipment for construction. Develop detailed cost estimates and proposals for commercial projects, featuring itemized labor, materials, subcontractor bids, and overhead costs.
- Quantity Assessments and Costing: Execute quantity takeoffs and measurements from construction documents to establish the amounts of materials, labor, and equipment needed for each project segment. Employ construction estimating software to compute costs based on unit pricing, labor rates, material expenses, and productivity metrics. Confirm pricing and availability of materials and equipment through suppliers and subcontractors.
- Cost Evaluation and Value Optimization: Assess alternative construction techniques, materials, and design options to enhance project costs without sacrificing quality or functionality. Work alongside project teams to pinpoint value engineering opportunities and cost-saving strategies while adhering to project specifications.
- Subcontractor and Supplier Coordination: Solicit and assess bids from subcontractors and suppliers for various construction trades. Negotiate pricing and contract terms with subcontractors to secure competitive bids and advantageous pricing for the project. Foster relationships with subcontractors and suppliers to ensure effective communication and procurement throughout the project lifecycle.
- Risk Evaluation and Contingency Strategies: Identify and quantify potential risks that may affect project costs, schedules, or performance. Formulate contingency plans to mitigate risks and accommodate unforeseen changes in project scope. Collaborate with project teams to effectively manage project risks.
- Bid Presentation and Client Engagement: Present cost estimates and proposals to clients, architects, engineers, and project stakeholders. Clarify cost assumptions and methodologies to justify the proposed budget and secure client approval. Address client inquiries and modifications to ensure alignment with project objectives.
- Documentation and Reporting: Maintain comprehensive records of cost estimates, bid documents, subcontractor agreements, and project correspondence. Prepare reports and analyses of estimated costs and project budgets for internal review and client presentation. Document any revisions to cost estimates throughout the bidding process.
- Bachelor's degree in Construction Management, Civil Engineering, Quantity Surveying, or a related field.
- Demonstrated experience in commercial construction estimating, ideally in general contracting or construction management.
- Proficient in construction estimating software such as RSMeans, Sage Estimating, Procore, or similar tools.
- In-depth knowledge of construction methods, materials, building codes, and industry standards.
- Strong analytical skills with the capability to interpret construction drawings and technical documents.
- Excellent communication and negotiation skills for professional interactions with clients and project teams.
- Detail-oriented with a focus on accuracy in cost estimation.
- Ability to work independently and manage multiple tasks in a fast-paced environment.
- Familiarity with project management principles is advantageous.
