Position Overview

NOTE: This is a 1099 position (not a full time W-2 position).

The Real Estate Buyer Specialist will collaborate with a designated list of current Brandywine Residents seeking assistance in purchasing homes. This role will leverage all available resources to support clients in accessing Down-Payment Assistance Programs and Consolidated Credit Partners.

KEY RESPONSIBILITIES:

· Identify and engage potential buyer leads, converting them into appointments and securing buyer agency agreements.

· Conduct comprehensive needs assessments to provide fiduciary services to all buyer clients.

· Ensure that buyer clients are pre-qualified with a mortgage lender.

· Showcase properties to prospective home buyers.

· Select homes to present that align with buyers' specifications.

· Coordinate property showings with buyer clients, listing agents, and/or home sellers.

· Refine buyers' preferences and identify additional properties to display as needed.

· Draft and submit all purchase offers on behalf of buyer clients.

· Negotiate purchase offers and manage the entire negotiation process.

· Schedule and attend property inspections with clients and relevant vendors.

· Negotiate any necessary inspection repairs.

· Provide buyer clients access to properties under contract for measuring, inspecting, etc.

· Respond promptly to all buyer client communications, including calls, texts, and emails.

· Gather and address buyer inquiries regarding potential homes and local community information.

· Supply buyer clients with pricing data and market analysis.

· Educate buyer clients on the home buying process.

· Regularly reassure buyer clients of the lead agent's involvement and promote a collaborative team approach.

· Keep supervisors updated on all client interactions and developments (including copies of all emails and updates in CRM).

· Finalize buyer clients' written offers to purchase.

· Manage all contract documentation through Dotloop.

· Maintain diligent communication with administrative staff to ensure exceptional service to buyer clients from initial contact through to closing.

· Participate regularly in team meetings.

QUALIFICATIONS:
  • Familiarity with Down Payment Assistance Programs
  • Experience working with First-Time Buyers
  • Active State Real Estate License
