Job Overview

Thies & Talle Management, Inc., a prominent player in the property management sector with extensive experience in multi-housing, is in search of a dedicated Full-time Maintenance Supervisor to oversee operations at multiple apartment communities.

Position Summary: The Maintenance Supervisor is responsible for guiding and managing the repair, preventive maintenance, and overall upkeep of all facilities and grounds. This role is crucial in maintaining company standards related to maintenance efficiency, cost management, compliance with regulations, and ensuring resident satisfaction. The Maintenance Supervisor will maintain effective communication with residents, staff, and management while supervising a team of maintenance technicians and contractors.

Key Responsibilities:

  1. Be available for emergency maintenance requests and resident needs, ensuring prompt response within designated proximity to the work site.
  2. Oversee the maintenance of exterior and interior building conditions, including repairs, painting, and window rescreening.
  3. Ensure occupied units are well-maintained and compliant with all codes, while preparing unoccupied units for new tenants efficiently.
  4. Manage snow and ice removal tasks to ensure safe access to all areas.
  5. Maintain security by replacing locks and ensuring all premises are secure.
  6. Coordinate the activities of subcontractors and oversee the property maintenance team’s work.
  7. Perform maintenance on small engines and equipment used in property upkeep.
  8. Procure necessary supplies for maintenance tasks.
  9. Diagnose and resolve issues with electrical, plumbing, and mechanical systems.
  10. Assist in conducting regular inspections to identify immediate repair needs and long-term maintenance requirements.

Additional Duties:

  1. Manage inventory and service requests efficiently.
  2. Communicate effectively with management regarding maintenance needs and tenant concerns.
  3. Stay updated on relevant codes and regulations, implementing necessary changes.

Supervisory Relationships: This role involves supervising the property maintenance team, enforcing company policies, and reporting directly to the Property Manager.

Qualifications:

Applicants should possess a high school diploma and relevant experience in maintenance or a related field, with supervisory experience preferred. A valid driver's license and reliable transportation are required. Additional maintenance certifications are advantageous.

Skills Required:

  • Effective communication skills, both verbal and written.
  • Ability to perform basic mathematical calculations.
  • Strong problem-solving skills and the ability to make informed decisions.
  • Self-motivated with the ability to manage multiple tasks independently.

Working Conditions: The role may involve working outdoors in various weather conditions and dealing with potentially unsanitary situations.

Physical Demands: Candidates must be able to lift heavy objects and perform physical tasks, including working in confined spaces.

Tools and Equipment: Maintenance personnel are expected to have their own basic hand tools and small electric tools for the job.
