Role Summary

The Facilities Maintenance Specialist is tasked with executing a variety of essential functions including equipment installation, troubleshooting, repairs, and preventive maintenance to ensure that the property and its surroundings meet established standards and comply with applicable regulations. This role collaborates closely with the Property Manager and/or Maintenance Supervisor to ensure that all vacated units are prepared for new tenants, work orders are addressed promptly, and common repairs are identified and resolved efficiently. This position supports a culture that prioritizes employees and embodies the core values of relationships, development, quality, and accountability.

Key Responsibilities

  • Address all maintenance work order requests promptly.
  • Oversee and maintain all building systems (HVAC, plumbing, boilers, etc.) and perform necessary repairs as directed.
  • Assist the Property Manager with unit inspections.
  • Carry out all preventative maintenance tasks assigned by the Zone Building Engineer or Property Manager.
  • Communicate effectively with the Zone Building Engineer and Maintenance Technician I regarding significant repairs, renovations, and capital projects.
  • Collaborate with vendor teams on designated maintenance initiatives.
  • Work with the Property Manager and team to maintain an adequate inventory of tools, parts, and supplies.
  • Alert the Property Manager to any urgent issues requiring immediate attention.
  • Perform groundskeeping tasks as necessary.
  • Manage snow removal from walkways and driveways during winter.
  • Maintain a professional demeanor with residents, vendors, and the public.
  • Participate in relevant training and ensure all certifications are up to date.
  • Adhere to all safety protocols and promote a safe working environment.
  • Participate in on-call support and respond to emergency situations promptly.
  • Other duties as assigned by the Property Manager.

Qualifications

Education and Experience:

  • High school diploma or GED is required.
  • Associate degree or certification in mechanical, HVAC, electrical, or industrial maintenance is preferred.
  • Minimum of 1 year of experience as a Maintenance Technician in a residential setting or equivalent experience.
  • Knowledge and practical experience in plumbing, electrical systems, HVAC, refrigeration, appliance repair, and building systems.
  • Must obtain a Certified Pool Operators License, Special Boiler's License, and Type II Refrigerant Certification within six months of hire.
  • Reliable transportation, valid state driver's license, and proof of insurance are required for travel between sites.

Skills and Abilities:

  • Proficient in English with strong oral and written communication skills.
  • Ability to engage with co-workers and the public with tact and diplomacy.
  • Strong decision-making, problem-solving, and time management skills.
  • Capable of managing multiple tasks independently.
  • Ability to work effectively in a team environment.
  • Must be able to respond to emergency calls within a timely manner.

Physical Requirements:

Must be able to work in a physically demanding environment, including frequent kneeling, lifting, pushing, and pulling. Regular lifting of over 20 lbs. and occasional lifting of up to 80 lbs. with assistance. May encounter heights, ladders, uneven surfaces, stairs, confined spaces, dust, and noise. Exposure to various weather conditions and temperature changes is expected. Must be able to navigate the property effectively, including climbing stairs and walking through common areas.

Personal Protective Equipment: Safety gloves, safety eyewear, ear protection, and other necessary safety gear.

Work Environment: On-site, including property grounds, apartment units, and rooftops.
