Key Responsibilities:

  • Operations Management: Manage and oversee the operations, maintenance, administration, and improvement of properties within the residential scattered site portfolio.
  • Project Coordination: Plan, schedule, and coordinate general maintenance, major repairs, and remodeling or construction projects.
  • Financial Management: Oversee the collection of rent, payment of expenses, compliance with lease terms, and preparation of all required legal notices. Recommend and coordinate legal action as necessary.
  • Property Inspections: Perform regular inspections of the property and recommend and direct alterations, maintenance, and reconditioning as required.
  • Liaison and Communication: Act as a liaison between on-site managers or tenants and owners, and meet with prospective tenants to show properties, explain terms of occupancy, and provide additional information.
  • Marketing and Tenant Relations: Develop and manage the property-marketing plan, including tenant relations and advertising to maintain building occupancy.
  • Financial Reporting: Prepare detailed budgets and financial reports for properties.
  • Staff Management: Direct and coordinate the activities of staff and contract personnel, and evaluate their performance.
  • Client Relations: Meet with clients to negotiate management and service contracts, determine priorities, and discuss the financial and operational status of properties.
  • Contract Administration: Prepare and administer contracts for the provision of property services.
  • Problem Resolution: Investigate complaints, disturbances, and violations, and resolve problems following management rules and regulations.
  • Community Engagement: Confer regularly with community association members to ensure their needs are being met.
  • Industry Relations: Conduct and maintain positive relationships with industry, government, and vendor representatives as necessary in the successful management of the property.

Requirements:

  • Education: Bachelor's degree (Preferred).
  • Experience: 3-5 years of related experience.
  • Supervisory Experience: 1 year (Preferred).
  • Ohio Real Estate License: Required.

Knowledge, Skills, and Abilities:

  • Business Acumen: Ability to comprehend, analyze, and interpret business documents and contracts.
  • Real Estate Knowledge: Ability to comprehend, analyze, and interpret lease and other real estate documents.
  • Financial Management: Ability to forecast and prepare budgets.
  • Communication: Ability to respond to sensitive issues, complex inquiries, or complaints from clients, tenants, vendors, and management.
  • Presentation: Ability to make effective presentations to a client, prospective client, or internal staff.
  • Time Management: Ability to multi-task and consistently meet deadlines.
  • Teamwork: Ability to work independently and in a team environment.
  • Negotiation: Ability to negotiate effectively and respectfully.
