Job Overview

POSITION SUMMARY

Under minimal supervision, this role involves executing a range of technical tasks related to the evaluation of residential and personal properties for the Franklin County Assessor's Office. The primary responsibility is to ascertain and confirm the market value of properties while undertaking various associated duties.

KEY RESPONSIBILITIES:

The following responsibilities ARE NOT exhaustive and serve as a representative summary of the main duties and obligations. The incumbent may not be required to perform all listed tasks and may be assigned additional, specific duties.

  • Utilizes mass appraisal software to facilitate the description, analysis, and computation of fair market value estimates for real estate.
  • Ensures fair and equitable assessments of residential properties within the County for taxation purposes.
  • Gains experience in conducting field evaluations of various property types, including new and existing residential buildings, mobile homes, farms, light commercial properties, and land.
  • Assesses construction types, quality, and condition of properties; verifies and documents land characteristics.
  • Conducts physical evaluations; measures structures, captures property images, and prepares property schematics.
  • Addresses inquiries from property owners and the public regarding the appraisal process, established values, and regulations governing property valuation; provides information within the scope of authority and training.
  • Researches property sales data, including comparable sales, location trends, and potential changes affecting future property values.
  • Defends appraisal findings to property owners, tax representatives, legal professionals, accountants, and relevant boards or courts as necessary.
  • Maintains a variety of appraisal records and documentation.
  • Performs additional duties as assigned.

WORKING CONDITIONS / PHYSICAL REQUIREMENTS:

This position involves fieldwork for appraisals, which may require extended periods of sitting, entering and exiting vehicles, standing, and walking on uneven terrain, with exposure to varying weather conditions. When in the office, tasks are performed in a standard office environment.

QUALIFICATIONS:

A high school diploma or GED equivalent; AND two (2) years of experience in property appraisal or real estate is required. Preferred but not mandatory.

Depending on the assignment area, a valid Missouri Driver's License or other specialized certifications may be necessary.

  • Operating computers and tablets, including standard and specialized software

  • Practicing safe work methods
