As a Vacancy Technician, you will play a crucial role in preparing vacant apartments for move-in, working closely with the manager and lead maintenance technician to ensure all vacated apartments are meticulously restored to 'market ready' status in a timely manner.
Key Responsibilities:
- Complete the 'make-ready' process to prepare vacant apartment homes for leasing and new move-ins by conducting thorough pre-move-out inspections, creating detailed 'punch' lists of maintenance work needed, and obtaining necessary supplies and materials.
- Replace vacancy locks (if applicable) on the day locks are changed for new residents for move-in, and change out P.O. box locks when requested (if applicable). Make keys as necessary.
- Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Repair plaster holes in walls, paint as necessary.
- Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets.
- Perform exterior repairs to sinks, bathtubs, etc., when warranted.
- Repair or replace curtains, mini-blinds, ceiling fans, etc.
- Check faucets, sink plugs, and repair/replace as necessary.
- Check all lights and replace them as necessary.
- Ensure that fire extinguishers, hydrants, alarms, and emergency exits remain in excellent working condition at all times.
- Assist in changing or removing appliances from the apartment.
- Check applicable appliances and inform senior maintenance technicians of problems.
- Replace washers when needed.
- Repair plaster holes in walls, paint as necessary.
Requirements:
- Must be able to perform tile work, carpentry repairs, and all facets of the apartment make-ready process.
- Knowledge of painting, drywall, plumbing, and electrical repairs.
- Provide/Use own tools.
