Position: Senior Superintendent - Multi-Family Construction
Location: Midwest Region

Compensation: $120K - $130K (Based on experience)

Kittle Property Group is expanding its operations across the Midwest and is seeking a qualified Senior Superintendent with expertise in Multi-Family construction to enhance our dedicated workforce.

As we strive for excellence in developing high-quality properties, our construction team plays a crucial role in ensuring effective oversight and management, which are essential for delivering superior products and services. They contribute significant value through budget management, competitive bidding, centralized procurement, and general contracting services.

ROLE SUMMARY:

The Senior Superintendent is responsible for overseeing the construction site, ensuring adherence to safety protocols, and managing the entire building process for the project. This role may also involve mentoring project superintendents, supporting project procurement, and reviewing bids and monthly invoices from trade partners.

KEY RESPONSIBILITIES:

  • Oversee trade contractors on-site and ensure the quality of their work is consistently monitored.
  • Provide training and guidance to project superintendents on effective field management practices.
  • Ensure compliance with all OSHA regulations regarding personnel and property safety.
  • Maintain strong relationships with lenders, architects, and engineers.
  • Coordinate material testing and inspections as required.
  • Participate in buyout and project meetings as necessary.
  • Assist the Project Manager in updating the project’s master schedule and provide technical support for MEP work.
  • Communicate the status of the master schedule to all trade contractors and the home office, providing a two to three-week outlook on upcoming work.
  • Conduct weekly safety and project meetings, maintaining thorough documentation.
  • Collaborate with local utility companies to establish final taps and approval procedures.
  • Supervise laborers and work closely with the Assistant Superintendent to achieve daily objectives.
  • Research and recommend new products or trade contractors for future projects.
  • Ensure timely acquisition of the Certificate of Occupancy.
  • Responsible for creating as-built drawings.
  • Willingness to travel up to 50% of the time.
  • Perform other duties as assigned.

QUALIFICATIONS AND SKILLS:

  • High school diploma or GED required.
  • Minimum of 15 years of experience in multifamily construction in a supervisory capacity.
  • Strong language skills to read, write, interpret, and analyze business documents and technical procedures.
  • Mathematical proficiency to calculate proportions and apply algebraic and geometric concepts.
  • Problem-solving abilities to navigate various concrete variables with limited guidelines.
  • Familiarity with drawings, specifications, contract terms, and purchase orders.
  • Intermediate proficiency in MS Office and MS Project.
  • Understanding of civil, architectural, and structural design, along with basic estimating skills and knowledge of local/state building codes.

TRAINING REQUIREMENTS:

  • Annual attendance at First Aid training and OSHA 10-hour classes.
  • Commitment to ongoing professional development.

PHYSICAL DEMANDS:

  • Minimal sitting required.
  • Occasional need to use hands for various tasks, climb, balance, stoop, kneel, crouch, crawl, bend, or lift up to 75 pounds.
  • Regular standing, walking, talking, and hearing are essential.
  • Visual acuity for close, distance, color, peripheral vision, depth perception, and focus adjustment is necessary.

WORK ENVIRONMENT:

  • Typically operates in a loud environment.
  • Occasional exposure to humid conditions, fumes, airborne particles, toxic chemicals, electrical hazards, and vibrations.
  • Regular outdoor work in various weather conditions.
