Key Responsibilities
  • Conduct all business in accordance with company policies and procedures, Fair Housing laws, and other relevant regulations.
  • Maintain a professional and friendly atmosphere in the leasing office and other areas where prospective residents and residents meet.
  • Inspect models and make ready vacancies daily to ensure cleanliness.
  • Answer incoming phone calls and handle each call in a professional and courteous manner.
  • Greet prospective residents, qualify and determine their needs and preferences, and professionally present the community and specific apartment(s).
  • Maintain awareness of local market conditions and trends, and contribute ideas to the Manager for marketing the property and improving resident satisfaction.
  • Perform outreach marketing duties and correct all lease applications, process application verification, and notify prospective residents of results.
  • Complete all lease paperwork, including related addenda, and accept rent and deposit.
  • Enter phone and/or walk-in traffic from Welcome Cards into the computer daily, and physically inspect property when on grounds, pick up litter, and report any service needs to the Manager.
  • Inventory office supplies on a weekly basis, report needs to the Manager, and organize and file appropriate reports, leases, and paperwork daily.
  • Attend company meetings when requested, document all resident communication in the lease file conversation log, and assist the Manager and Assistant Manager in preparation of daily and weekly reports, market surveys, etc.
  • Accompany outside vendors on service request calls for occupied apartments when necessary, and complete all Grace Hill courses by the required deadlines.
Requirements
  • Maintain good leasing and closing skills, be and stay organized, and possess basic computer skills.
  • Have a valid driver's license and automobile insurance, and have access to street legal, reliable transportation.
  • Be able to work a flexible work week, including weekends and holidays, and work 20-40 hours per week depending on full or part-time status.
Working Environment

The Leasing Consultant will work indoors and outdoors in all weather conditions, and will occasionally be exposed to paint fumes, solvents, adhesives, etc.

Reasoning Development

The Leasing Consultant must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations.
