Job Summary:

The Maintenance Manager is responsible for overseeing the maintenance and repair of residential properties within our portfolio. This role requires a strong understanding of plumbing, electrical, HVAC, painting, and carpentry, as well as experience managing staff and coordinating with external contractors.

Key Responsibilities:

  • Provide leadership and guidance to maintenance personnel to ensure high-quality work and adherence to company standards.
  • Develop and implement maintenance schedules and budgets to ensure efficient use of resources.
  • Collaborate with external contractors and vendors to negotiate contracts and ensure timely completion of projects.
  • Conduct regular inspections of properties to identify potential maintenance issues and develop corrective action plans.
  • Manage and maintain accurate records of maintenance activities, including work orders, inventory, and supply purchases.
  • Develop and provide training sessions to maintenance personnel to ensure they are knowledgeable and licensed in relevant areas.
  • Work with government agencies to ensure compliance with regulations and industry standards.
  • Represent the company in industry associations and participate in relevant conferences and training sessions.

Requirements:

  • 5+ years of experience in multi-family property maintenance, with a strong understanding of plumbing, electrical, HVAC, painting, and carpentry.
  • Proven experience managing staff and coordinating with external contractors.
  • High school diploma or equivalent, with certifications and licenses relevant to the property's operation.
  • Excellent communication and problem-solving skills, with the ability to work independently and as part of a team.
  • Ability to travel out of state and country as needed.
