POSITION OVERVIEW
The Facilities Maintenance Manager is responsible for overseeing and executing technical and mechanical tasks to ensure that the interiors and exteriors of the property, including units, grounds, amenities, and common areas, adhere to the Company's standards for cleanliness, aesthetics, safety, and overall functionality. This role involves managing the maintenance team to achieve these objectives.
PRIMARY RESPONSIBILITIES
- Coordinate the turnover of vacant units and perform necessary maintenance tasks.
- Ensure all service requests are completed efficiently.
- Leave notifications in apartments after service requests are fulfilled.
- Conduct regular inspections of the community and apartments, documenting and addressing any deficiencies.
- Order supplies and parts while adhering to budgetary constraints and maintain accurate inventory records.
- Oversee vendor performance and manage on-site work.
- Identify and evaluate potential vendors according to company policy, including bidding contracts and service work as needed.
- Develop systems, processes, and standards for property appearance, make-readies, work orders, emergencies, and training.
- Deliver notices to residents as required.
- Become proficient in property management software and ensure accurate data entry.
- Assist with capital projects in collaboration with the Regional Property Manager.
- Support the Property Manager in budget development for routine repairs, maintenance, and capital expenditures.
- Conduct regular safety meetings and stay informed on OSHA and other safety regulations to ensure compliance.
- Complete monthly and quarterly preventative maintenance tasks.
- Perform ongoing inspections of the property.
- Evaluate the work of maintenance team members and contractors to ensure quality standards are met.
- Support cost-saving initiatives and expense management programs.
- Manage key control for the property.
- Be available for on-call duties and emergency calls as needed throughout the week.
- Assist with on-site events as required.
- Other responsibilities as assigned.
- Minimum of 2 years of experience in a maintenance supervisory role.
- Proven ability to manage multiple complex operational issues daily.
- Results-driven with the capability to balance various business considerations.
- Strong interpersonal and oral communication skills.
- Availability for on-call duties and emergency calls as required.
- Exemplary customer service skills to help retain residents through outstanding service.
- Must possess all necessary certifications as mandated by State or Local regulations.
- High school diploma or equivalent.
