Position Overview

ACC Management Group, Inc. is in search of an Area Operations Manager to supervise a collection of affordable housing properties in the designated region. The Area Operations Manager will work closely with property teams and the Regional Vice President to enhance portfolio performance. The ideal candidate should be local to effectively visit properties and provide training, coaching, and mentorship to their team. This role includes a mix of remote work and scheduled office days at the corporate headquarters.

Key Responsibilities

Leadership:

  • Guide and mentor community and on-site staff, embodying the company’s values and brand.
  • Foster a professional atmosphere by leading through example.
  • Deliver hands-on training and clarify daily workflows and procedures while encouraging innovative approaches tailored to individual staff needs.
  • Promote a positive and collaborative work environment that reflects the company culture and ethical standards.
  • Encourage creativity and independence, challenging team members to pursue personal growth and career objectives.
  • Establish performance metrics for on-site staff and regularly monitor their progress.
  • Hold on-site managers accountable for property performance and overall operations.
  • Coach on-site managers on effective staff supervision and development.
  • Develop and assess performance improvement plans for management, leasing, and maintenance teams.
  • Collaborate with Human Resources and management on recruitment and staffing requirements.
  • Participate in the hiring process to build a competent and successful team.
  • Oversee the onboarding and training initiatives for new hires and existing employees to promote continuous learning.
  • Ensure strong resident relations while enforcing company and community policies.
  • Contribute to the development and implementation of company policies and procedures, ensuring compliance across the portfolio.
Financial Management:
  • Identify opportunities to enhance revenue and optimize net operating income.
  • Collaborate with management to formulate the annual budget based on historical metrics and identify areas for improvement.
  • Monitor budget variances and assess the need for adjustments.
  • Oversee purchase orders and invoices that exceed the approval limits of on-site managers.
Maintenance & Operations:
  • Review and comprehend all agreements to ensure compliance across properties.
  • Assess the need for capital improvements and available funding.
  • Evaluate bids and scopes of work for property enhancements, approving or denying as appropriate. Set and maintain expectations for general and preventative maintenance, reviewing progress regularly.
  • Work with management to ensure service contracts are current and adequately maintained.
  • Evaluate properties for curb appeal and overall aesthetics, recommending improvements as necessary.
  • Ensure properties comply with all health and safety regulations, including but not limited to OSHA and local codes.
  • Maintain up-to-date knowledge of Fair Housing laws and adhere to ACC Management Group policies and procedures.
Customer Relations:
  • Guide on-site managers and staff in delivering exceptional resident experiences and customer service.
  • Assist on-site managers in resolving complex resident issues and complaints.
  • Maintain relationships with all vendors and service providers associated with the company and properties.
Marketing:
  • Provide recommendations and support for marketing initiatives to ensure effective and innovative strategies are implemented across assigned properties.
Administrative Duties:
  • Complete all assigned reports and projects for the Regional Director and management by the specified deadlines.
Qualifications

  • High School diploma or equivalent required; Bachelor's degree in business administration or related field preferred. A minimum of 5 years of supervisory experience in property management is required, with experience managing multiple portfolios being advantageous.
  • Experience with project-based Section 8 and Section 42 programs is essential.
  • Thorough understanding of current Fair Housing laws.
  • Ability to travel to various properties and locations within the region.
  • Experience in preparing annual budgets and analyzing variance reports is required.
  • Physical capability to inspect properties.
  • Proficient in computer software applications including word processing, spreadsheets, databases, and presentation software (MS Outlook, Word, and Excel).
  • Familiarity with Onesite software is a plus.
  • Must possess a valid driver's license with a satisfactory driving record.
  • Flexibility in working hours and willingness to work longer days as needed.
  • Strong prioritization and time management skills.
  • Excellent verbal and written communication abilities.

  • Ability to work independently under tight deadlines.
  • Exceptional problem-solving and communication skills.
  • Knowledge of marketing techniques relevant to the industry.

  • Ability to lift and carry up to 25 pounds unassisted as required.
Supervisory Responsibilities

This position is responsible for supervising multiple properties and their respective staff.

Work Environment

This role operates in a professional office setting, utilizing standard office equipment such as computers, telephones, photocopiers, and filing systems.

Physical Demands

The physical demands described are necessary for the employee to successfully perform the essential functions of the job. Regularly required to communicate effectively, stand, walk, bend, climb, and utilize full hand dexterity. Must be able to reach with hands and arms and lift up to 25 pounds unassisted as needed.

Travel Requirements

Routine travel to assigned properties and attendance at corporate and regional meetings is expected.
