Position: Service Technician at Triton Investments Inc.

Role Summary:

This position requires a dedicated professional who can effectively manage and resolve maintenance challenges autonomously. The primary duties include:

  • Repairing and maintaining the physical aspects of buildings and units.
  • Overseeing preventive maintenance tasks as needed.
  • Communicating significant maintenance requirements to management.

The ideal candidate will appreciate the service-oriented nature of this role, as it involves direct interaction with residents and working within their living spaces.

Work Schedule: Monday to Friday, with flexible hours between 8:00 AM - 4:00 PM or 9:00 AM - 5:00 PM.

Qualifications:

  • High School Diploma or equivalent.
  • Proficient technical skills in plumbing, electrical systems, HVAC, and general maintenance.
  • Able to work independently as well as collaboratively within a team.
  • Strong verbal and written communication skills.
  • Possession of a valid driver's license and reliable transportation.
  • Excellent problem-solving abilities and meticulous attention to detail.
  • Capability to lift up to 50 pounds and perform physical tasks, including reaching overhead and climbing ladders.

Key Responsibilities:

  • Participate in on-call maintenance rotations for emergency services.
  • Process daily work orders and maintain regular communication with management.
  • Ensure a 24-hour response time for resident service requests.
  • Deliver high-quality customer service during maintenance activities.
  • Plan and coordinate major repairs and enhancements.
  • Conduct inspections and repairs on vacant units to maintain property standards.
  • Oversee contractor work to ensure compliance with contractual obligations.
  • Maintain and repair plumbing, electrical, and HVAC systems.
  • Perform routine checks and replace furnace filters as necessary.
  • Assist with moving appliances and furniture as required.
  • Manage inventory for parts and warranty checks.

Property Maintenance:

  • Enhance property aesthetics through painting, repairs, and grounds upkeep.
  • Conduct monthly light audits and replace bulbs as needed.
  • Assist in regular property inspections to identify safety and maintenance concerns.

Snow Management:

  • Service and repair snow removal equipment seasonally.
  • Operate snow removal machinery to ensure safe walkways and amenity areas.
  • Document snow removal activities accurately.

Community Safety and Compliance:

  • Complete timecards, reports, and work orders in a timely manner.
  • Adhere to key control policies and report any incidents to management.
  • Ensure the security of storage areas and report any property damage.
  • Maintain compliance with company policies, including safety regulations.
