Job Summary

Columbia Residential is seeking a highly skilled Community Manager to oversee the day-to-day operations of our community in Tallahassee, FL. As a key member of our team, you will be responsible for managing staff, ensuring maximum financial and occupancy goals, and maintaining the community in good physical condition.

Key Responsibilities
  • Conduct business in accordance with company policies, procedures, and laws.
  • Manage and motivate staff to achieve operational goals and objectives.
  • Provide exceptional customer service to residents, potential residents, vendors, and colleagues.
  • Inspect vacant and rent-ready units to ensure necessary repairs and maintenance are completed.
  • Assist with budget preparation to maximize income and control expenditures.
  • Conduct market surveys and create marketing plans for ongoing success and high occupancy.
  • Respond to and manage emergency incidents, including preparing reports and notifying the Regional Manager.
  • Oversee accounting transactions, manage community cash, and maintain accurate inventory of tangible assets.
  • Perform related administrative duties, including preparation of reports, processing of forms and documents, and scheduling employee work and leave time.
Requirements
  • High School Graduate or General Education Degree (GED)
  • Associate's degree or equivalent from a 2-year college or Technical School preferred
  • Minimum two years experience in property management or related industry
  • Business and management principles, including strategic planning, resource allocation, leadership, problem-solving, decision-making, team development, customer service, delegation, and follow-up
  • Excellent written and verbal communication skills
  • Computer software experience, including Property Management Software, MS Word, MS Excel, and MS Outlook
  • Strong understanding of Low-Income Housing Tax Credit (LIHTC), and Land Use Restriction Agreement (LURA)
  • Basic understanding of Landlord/Tenant laws and applications, familiarity with state-specific Leases and Addendums, Fair Housing/ADA regulations and applications, and OSHA & EPA requirements for the property management industry
  • Based on the community program layer, must possess or be able to obtain within 12 months from employment; Certified Manager of Housing, Certified Manager of Occupancy, and Housing Compliance Professional certifications
