FACILITIES PROJECT COORDINATOR

The following responsibilities are designed to outline the general scope and expectations of this role, without being exhaustive.

This position is responsible for overseeing the development of a comprehensive building program, articulating project needs, providing recommendations, and supervising project design, development, and construction related to significant capital initiatives.

Key responsibilities include establishing, managing, and communicating budgets and timelines for the design and construction of major capital projects. This role also coordinates consulting services necessary for these projects, including soliciting proposals, evaluating contract stipulations, and managing the activities of architects, engineers, and other consultants.

Effective communication and coordination with University Administration, clients, consultants, and contractors regarding project design and construction activities are essential.

Additionally, the position involves preparing project documentation for University Administration and the Board of Trustees, including status updates, project summaries, and planning reports. Identifying and preparing applications for governmental funding for planning projects is also a critical function.


PRIMARY RESPONSIBILITIES:


1. Provide comprehensive planning and management for construction and renovation projects; coordinate design and cost estimation processes, establish project budgets and schedules, review architectural drawings, and oversee construction activities.

2. Facilitate construction coordination among architects, contractors, and University personnel, addressing utility interruptions, project updates, and other special requirements.

3. Conduct site inspections and assess work for compliance with project documents, monitor progress, identify potential delays, and submit relevant reports.

4. Develop, secure approval for, implement, and manage project budgets, bid proposals, and specifications while conducting regular financial reviews.

5. Serve as the primary liaison with external consultants, providing technical support, drawings, and problem-solving assistance for project-related activities.

6. Maintain comprehensive project records, databases, as-built drawings, meeting minutes, and bid proposals.

7. Attend various committee and project meetings, as well as relevant conferences, to stay informed on industry trends and developments.

PERSONAL REQUIREMENTS:

Applicants must possess the physical capabilities necessary to perform the duties of this position, which may include prolonged periods of sitting, frequent travel, standing for extended durations, walking significant distances, bending, climbing, and working in confined spaces or at heights.

QUALIFICATIONS:

A Bachelor's Degree in Engineering, Building Science, Architecture, Construction Management, or a related field is required, with a Master's Degree preferred. A minimum of five years of experience in managing capital projects exceeding $10 million is essential, covering all phases from design to warranty.

Licensure as a Professional Engineer in Alabama or eligibility for licensure is preferred. Additional certifications such as LEED AP, CEFP, or CFM are also advantageous.

Experience in constructing specialized facilities, including hospitals, laboratories, libraries, and similar structures, is highly valued.
