Job Summary

The Senior Preconstruction Manager is a key member of the Hoar Construction team, responsible for overseeing the entire preconstruction process from initial concept to final design and contractor selection. This role guides projects from early design until start of construction, ensuring the Owner's budget is maintained, phasing and contracting requirements are implemented, and the design team is kept on schedule.

Key Responsibilities
  • Client Relationship Management: Develop and maintain positive working relationships with clients and architects/engineers to facilitate successful project execution.
  • Project Coordination: Attend client-initiated meetings and ceremonial events, and maintain regular contact to ensure client satisfaction with project progress and results.
  • Business Development: Participate in presentations to secure new work for the company.
  • Estimating: Prepare detailed estimates (conceptual, schematic, design development, construction) and assemble estimates including general conditions, special conditions, insurance, and bonds.
  • Cost Modeling: Prepare and analyze cost models during the design development and/or bidding period.
  • Subcontractor Management: Create subcontractor/material supplier bid lists, take the lead in the solicitation process, and prepare bid packages.
  • Preconstruction Strategy: Lead the preconstruction strategy meeting on the approach to the project or estimate, and coordinate the development of a preliminary construction schedule.
  • Team Management: Organize and lead the transfer meeting between the project team and the preconstruction team, and coordinate follow-up meetings.
  • Estimate Accuracy: Oversee the accuracy and quality of estimates, drawing reviews, specification reviews, and all other construction documents.
  • Project Management: Manage multiple projects concurrently.
Requirements
  • Education: Bachelor's Degree in Building Science, Construction Management.
  • Experience: 7-10 years of experience within a Pre-construction/Estimating environment, working with large institutional projects.
  • Skills: Advanced knowledge of principles and practices of construction cost estimating, conceptual budgeting, and scheduling; proficient in MS Office Suite, SureTrak/Primavera, and OnScreen.
  • Physical Demands: Ability to work in an indoor and outdoor setting with exposure to all types of weather and temperature conditions, and travel from site to site.
