Position Overview

The Senior Mechanical Preconstruction Manager will oversee the preconstruction phase for mechanical systems, focusing on creating precise and detailed cost estimates based on conceptual or schematic designs, particularly for advanced manufacturing, industrial, and mission-critical projects. This role involves collaboration with engineers, architects, consultants, subcontractors, suppliers, and various project stakeholders.

Key Responsibilities

  • Manage the collection and dissemination of bid documentation related to RFPs and bid requests via online platforms.
  • Assist in gathering data to fulfill Bid Qualification and Criteria requirements.
  • Participate in pre-bid meetings to understand unique project specifications and assess existing site conditions for scope determination.
  • Analyze project documents to identify job-specific material, equipment, and labor needs for scope development.
  • Draft detailed scopes of work for subcontracts and suppliers, coordinating mechanical scopes with other trades.
  • Engage in pre-proposal design coordination meetings to aid in the creation of pricing documents for conceptual estimates.
  • Conduct constructability analyses of project documents, communicating design and constructability challenges to the project team while identifying risks and mitigation strategies.
  • Provide design alternatives and value engineering options, supporting benefits related to initial and life cycle costs, schedules, and maintenance.
  • Perform quantity surveys of mechanical systems using digital software, applying industry-standard labor rates to develop accurate cost estimates.
  • Evaluate vendor and subcontractor proposals for compliance, leveling scopes, and identifying cost-effective responses.
  • Prepare estimates for bidding and budgeting, participating in internal review processes and assisting with final estimate presentations.
  • Support project management tasks, including budgeting, schedule development, interim design reviews, change order pricing, procurement, and vendor selection.
  • Collaborate with project teams to assess productivity for historical data and cost forecasting.
  • Enhance the supplier and subcontractor database through the company's prequalification program.
  • Supervise junior estimators and interns, providing mentorship and quality control over their work products.
  • Assist in organizing and maintaining estimating software material cost databases to ensure accurate cost application in bids.
  • Identify opportunities for improvement in estimating and preconstruction processes, contributing to the development of new tools to enhance productivity.

Qualifications

  • Bachelor's degree in Mechanical Engineering, Construction Management, or a related field, or a combination of education and professional experience.
  • Over 10 years of experience in preconstruction and estimating, particularly in mechanical systems.
  • Demonstrated inclusive leadership and teamwork skills, valuing diverse perspectives.
  • Proven experience managing the bidding process for conceptual estimates, with a focus on advanced manufacturing and industrial markets.
  • Strong understanding of codes and standards relevant to mechanical system design and installation.
  • Familiarity with construction contract language and various contractual delivery methods.
  • Excellent technical writing, mathematical, and computer skills, with proficiency in standard office software.
  • Experience with estimating software, preferably Trimble products.
