Position Overview

The Mechanical Preconstruction Manager plays a pivotal role in the preconstruction phase, focusing on HVAC and plumbing systems to generate precise and comprehensive cost estimates, particularly for advanced manufacturing, industrial, and mission-critical projects. This position requires collaboration with engineers, architects, consultants, subcontractors, suppliers, and a multi-disciplinary estimating team.

Key Responsibilities

  • Attend pre-bid meetings to understand project requirements and assess site conditions for scope determination.
  • Analyze project documents to identify specific material, equipment, and labor needs for scope development.
  • Draft written scopes of work for subcontractors and suppliers, ensuring mechanical scopes align with other trades.
  • Engage in pre-proposal design coordination meetings to assist in creating pricing documents for conceptual estimates.
  • Conduct quantity surveys of mechanical systems using digital software, applying industry-standard labor rates to develop accurate cost estimates.
  • Evaluate vendor and subcontractor proposals for compliance, identifying cost-effective solutions while documenting assumptions and exclusions.
  • Assist in preparing estimates for bidding and budgeting, participating in internal reviews and final presentations to senior management.
  • Support project management activities, including budgeting, scheduling, design reviews, change order pricing, procurement, and vendor selection.
  • Collaborate with project teams to analyze productivity for historical data and cost forecasting.
  • Perform quantity surveys of completed designs and past projects to gather historical cost data for analysis.

Qualifications

  • Bachelor's degree in Mechanical Engineering, Construction Management, or a related field, or equivalent education and experience.
  • A minimum of 5 years in construction, with at least 3 years focused on estimating mechanical systems (HVAC and plumbing).
  • Demonstrated leadership and teamwork skills, valuing diverse perspectives.
  • Proven experience managing the bidding process, particularly in advanced manufacturing and industrial sectors.
  • Strong understanding of relevant codes and standards for mechanical system design and installation.
  • Excellent technical writing, mathematical, and computer skills, with proficiency in standard office software like BlueBeam, Microsoft Excel, Word, and PowerPoint.
  • Experience with estimating software, preferably Trimble products.
