POSITION: Assistant Community Manager (Full Time, Non Exempt)

COMPENSATION: As per Colorado regulations, if this position is performed in Colorado, the salary range is $28 - $30 with potential bonuses. Eligible candidates can participate in the company benefits program, which includes health, vision, dental, and pet insurance. ROLE SUMMARY

In the role of Assistant Community Manager, you will play a crucial part in supporting various aspects of community operations. This includes sales, leasing, inventory analysis, budgeting, reporting, property management, rent collection, customer service, maintenance, and administrative tasks.

KEY RESPONSIBILITIES

  • Achieve property occupancy targets consistently.
  • Ensure daily completion of Lead Tracking Solutions follow-up steps and data entry at the community level.
  • Assist in conducting leasing tours, managing leasing inquiries, and processing online requests as necessary.
  • Provide efficient and courteous responses to all resident inquiries.
  • Collaborate with the Community Manager to design and implement resident retention initiatives, such as newsletters, referral programs, or social events.
  • Maintain inventory and order necessary administrative supplies and equipment for the maintenance department.
  • Oversee the timely reporting, maintenance, and submission of all administrative forms, files, and reports.
  • Report any unusual or extraordinary circumstances related to residents or the property.
  • Assist in lease audits during community visits.
  • Ensure compliance with all community regulations.
  • Support the Community Manager in the recruitment, screening, and hiring of potential community staff.
  • Assist in the orientation, training, and scheduling of all team members.
  • Support the Community Manager in disciplinary or promotional recommendations for office personnel.
  • Pursue educational opportunities for personal growth and development.
  • Participate in required training sessions.

QUALIFICATIONS

  • Comprehensive knowledge of leasing techniques and sales in conventional multi-family housing.
  • Consistent delivery of professional customer service.
  • Preferred prior experience in multi-family housing and community relations.
  • Thorough understanding of company policies and community regulations.
  • Proficient in Microsoft Word and Excel.
  • Familiarity with Yardi / Entrata and Pop Card is a plus.
  • Availability to work weekends.
  • Able to thrive in a fast-paced environment and manage multiple projects simultaneously.
  • Reliable transportation and willingness to travel locally between work sites.
  • Ability to embody the company culture and core values consistently.

Routine local travel may be necessary for training, client visits, or other responsibilities. Non-routine overnight travel may be required for company functions, training, property visits, and other special projects as assigned.
