Job Summary

Phoenix Senior Living is seeking a highly skilled and experienced Maintenance Director to join our team. As a key member of our facilities management team, you will be responsible for overseeing the maintenance and repair of our properties, ensuring that they are safe, clean, and well-maintained.

Key Responsibilities
  • Maintenance and Repair: Plan, organize, and lead the overall facilities management operations, including maintenance, housekeeping, laundry, and security, in accordance with federal, state, and local laws and regulations.
  • Emergency Response: Respond to all building emergencies and direct others based on the situation.
  • Liaison and Communication: Act as the liaison with the Executive Director and external vendors.
  • Log Management: Monitor and evaluate Maintenance Log requests, ensuring that requests are responded to in a timely manner.
  • Facilities Inspection: Monitor and periodically inspect the building facade for damages and needed repairs.
  • Project Coordination: Effectively coordinate the efforts of consultants, contractors, and Phoenix resources to complete large-scale projects.
  • HVAC and Fire Safety: Oversee the HVAC system to ensure proper air quality and comfortable temperatures, and oversee the tests, scheduled inspections, and maintenance of the fire protection system.
  • Financial Management: Review monthly financial statements and implement plans of action around deficiencies.
  • Training and Development: Support the Regional Director of Facilities by providing technical training to other communities as requested.
  • Department Management: Overall management of the department, including recruiting, hiring, training, coaching, and disciplining.
  • Payroll and Timekeeping: Daily review of timekeeping practices and payroll reports to ensure all hours worked are recorded and appropriately paid.
Requirements
  • Education and Experience: High School Diploma/GED required, two years of supervisory and management experience, and three years of facilities experience demonstrating extensive knowledge of systems such as HVAC, plumbing, electrical, mechanical, and code compliance.
  • Certification and Skills: Certification may be required per state, and the ability to multi-task, manage stress, and work weekends, evenings, and flexible hours.
