Position Overview

The Land Acquisition Specialist will play a crucial role in identifying and securing sites for Utility-Scale Solar and Distributed Generation projects across targeted regions. Responsibilities will encompass developing market strategies, conducting site assessments, managing land acquisition processes, negotiating contracts with landowners, and ensuring proper title management. The ideal candidate will engage in site evaluations based on grid capacity and constraints, identify key development opportunities, and handle the structuring and negotiation of various commercial agreements, including Options to Lease and Purchase, Easement Agreements, and Crossing Agreements. The role involves acquiring land parcels ranging from 10 to 1,000 acres.

Key Responsibilities

  • Market Research: Prepare and present internal reports on land development opportunities.
  • Land Opportunity Identification: Build a comprehensive list of potential land opportunities and gather landowner contact information.
  • Site Evaluations: Conduct preliminary assessments and due diligence on potential sites.
  • Sales Outreach: Engage with landowners through cold calling, addressing objections, and converting initial rejections into positive outcomes.
  • CRM Management: Document all communications and updates within the CRM system, ensuring organized tracking of leads and opportunities.
  • Contract Negotiation: Finalize site control agreements, including land leases and purchase options.
  • Due Diligence Tracking: Maintain accurate records of all due diligence payments and ensure legal documentation is properly archived.

Performance Metrics

  • Conduct market research presentations bi-monthly to the acquisition, GIS, and development teams.
  • Maintain a target number of outbound and inbound calls, SMS, and emails daily.
  • Track contracts under review and manage the number of executed land acquisition contracts monthly.
  • Consistently meet or exceed established KPIs, which will be adjusted to foster professional growth.

Qualifications

  • Experience in strategic planning.

  • Background in the energy sector is advantageous.
  • Proficiency in reviewing and negotiating legal agreements.
  • Strong problem-solving capabilities.
  • Effective public speaking skills.
  • Familiarity with ArcGIS.
  • Typing speed of at least 60 WPM.

  • Excellent organizational skills and self-discipline.
  • Strong interpersonal abilities to build rapport with landowners and foster long-term relationships.
  • Collaborate with landowners, surveyors, utilities, title companies, and other essential stakeholders.
  • Participate in team performance evaluations and collaborative working groups.
