Key Responsibilities- Perform General Repairs and Maintenance: Conduct general plumbing, electrical, heating, ventilation, and air conditioning (HVAC) repairs to the facility's equipment and systems.
- Inspect and Identify Issues: Inspect equipment and systems to identify problems or issues, and take corrective action to prevent downtime and ensure optimal performance.
- Conduct Preventive Maintenance: Conduct quarterly preventive maintenance to ensure that plumbing, electrical, and HVAC systems continue operating properly, and make any necessary repairs or replacements.
- Handle Service Requests: Handle service requests from tenants and ensure timely completion of repairs and maintenance tasks, maintaining a professional and courteous manner when interacting with tenants.
- Perform Safety Repairs: Perform general safety repairs onsite to protect property and residents, and ensure compliance with relevant safety regulations.
- Refurbish Residences: Work to refurbish residences prior to occupancy, ensuring they meet the highest standards of quality and appearance.
- Be On Call for Emergencies: Be available to respond to emergencies and perform repairs as needed.
- Thorough Knowledge of General Plumbing, Electrical, and HVAC Repair: Possess a thorough understanding of general plumbing, electrical, and HVAC repair, and be able to perform repairs and maintenance tasks with minimal supervision.
- Ability to Use Hand Tools and Power Tools: Be able to provide and use hand tools and power tools, and be familiar with their safe use and maintenance.
- Excellent Time Management and Organizational Skills: Possess excellent time management and organizational skills, and be able to prioritize tasks and manage multiple projects simultaneously.
- Strong Analytical and Problem-Solving Skills: Possess strong analytical and problem-solving skills, and be able to identify and resolve complex problems with minimal supervision.
- Ability to Communicate Effectively: Be able to effectively communicate with tenants, contractors, and team members, and be able to provide clear and concise instructions and feedback.
- Ability to Work Independently and Collaboratively: Be able to work independently and collaboratively as part of a team, and be willing to assist colleagues and contribute to the overall success of Winfield Property Management, LLC.
- High School Diploma or Equivalent: Possess a high school diploma or equivalent, and have a strong foundation in mathematics and science.
- Previous Experience: Have previous experience in maintenance and repair, and be familiar with the principles and practices of general plumbing, electrical, and HVAC repair.
- Pool Certification, EPA Certification, HVAC Certification, and Fair Housing Training: Possess pool certification, EPA certification, HVAC certification, and fair housing training, and be able to demonstrate a strong understanding of these concepts and principles.
- Prolonged Periods of Walking and Standing: Be able to work for prolonged periods of time on your feet, and be able to walk and stand for extended periods without fatigue.
- Must be Physically Able to Climb Ladders, Bend, and Crawl: Be physically able to climb ladders, bend, and crawl into awkward spaces, and be able to perform these tasks with minimal supervision.
- Must be Physically Able to Operate Power Equipment: Be physically able to operate power equipment, and be familiar with its safe use and maintenance.
- Must be Able to Lift Up to [Weight] Pounds: Be able to lift up to [weight] pounds at a time, and be able to perform this task with minimal supervision.
