About the Role

Vesta Realty, LLC is seeking a skilled Make Ready/Painter to join our team. As a key member of our maintenance team, you will be responsible for ensuring that vacant units meet our high standards for make-readiness, preparing them for re-leasing. You will also be responsible for maintaining the property in an attractive, safe, and comfortable condition.

Key Responsibilities
  1. Assist in Trash Removal and Maintenance: Assist in trash pickup on the property, and perform various types of maintenance tasks as needed and requested.
  2. Complete Turnovers and Make-Readies: Assist in completing the turnovers/make-readies of vacant units, as requested.
  3. Respond to Maintenance Emergencies: Be on-call in accordance with scheduling to handle maintenance emergencies from residents and property emergencies.
  4. Assist with Resident Functions: Assist with resident functions, as requested.
  5. Perform Corrective Maintenance: Perform corrective maintenance and satisfy residents' needs following company procedures when performing service requests.
  6. Report Unusual Circumstances: Observe the condition of the apartment and report any unusual circumstances (size/number of pets, unauthorized occupants, illegal activity, etc.).
  7. Conduct Regular Inspections: Make regular inspections of the grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment, as directed.
  8. Perform Pool and Spa Maintenance: Perform pool and spa maintenance, as directed.
  9. Follow Company Procedures: Follow company procedures regarding safety and emergencies.
  10. Attend Employee Meetings and Training: Attend employee meetings and training seminars, as requested.
Requirements
  1. High School Diploma or Equivalent: High school diploma or equivalent required.
  2. Effective Communication Skills: Above-average written and oral communication skills required.
  3. Language Proficiency: Ability to communicate effectively in the predominant business language, English.
  4. Reliable Transportation: Reliable transportation required.
  5. Valid Driver's License: Valid driver's license required.
  6. Basic Knowledge of Electrical and Plumbing Systems: Possesses basic knowledge of electrical systems, plumbing systems, and painting procedures.
  7. Physical Demands: Frequent lifting, carrying, pushing, or pulling 20-50 lbs, and constant movement of furniture, appliances, and heavy machinery.

  2. Body Agility: Body agility is important.

  5. Reaching and Handling: Frequent reaching and handling of various sizes and weights of items.
