Job Summary

LB&B Associates Inc. is currently seeking a skilled Facilities Manager to oversee contracts for the provision of operations, mechanical maintenance, and janitorial services for Mecklenburg County parks and recreation, and/or public library facilities.

Key Responsibilities
  • Operations and Maintenance Management: Manage the operations and maintenance (O&M) of all buildings under this contract, ensuring the same quality of service across all facilities.
  • Staff Supervision: Manage skilled trades, administrative, and supporting staff, monitoring, training, evaluating, and guiding facilities personnel.
  • Maintenance and Repair: Oversee the operation and maintenance of machinery, equipment, and electrical and mechanical systems, including the development and implementation of preventive maintenance (PM) plans.
  • Vendor Management: Negotiate O&M contracts and manage relationships with vendors who service the buildings being managed, qualifying new vendors as needed.
  • Supply Chain Management: Have the authority to purchase and manage all related maintenance supplies and repair parts for all equipment in the facilities.
  • Quality Assurance: Inspect grounds, buildings, and equipment, noting and reporting need for repair and replacements, and ensure proper use of the CMMS for all buildings under this contract.
  • Customer Relations: Regularly meet with customers to provide contract requirements updates and receive further directions, providing reports as required.
  • Technical Skills: Be knowledgeable in basic Microsoft Office programs (Word, Excel, PowerPoint, Outlook), building automation systems, and computerized maintenance management systems.
  • Customer Satisfaction: Maintain an excellent record of customer satisfaction.
Requirements
  • A bachelor's degree and 5 years of recent experience in the management and supervision of building mechanical maintenance operations for multiple large buildings.
  • Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
  • Ability to negotiate O&M contracts and manage relationships with vendors.
  • Excellent communication and customer service skills.
  • Ability to work in a fast-paced environment and prioritize multiple tasks.
