Estimator – High-End Residential Interior Renovation

Torque Consulting is seeking a skilled Estimator to join our team, specializing in high-end and luxury interior renovations for residential properties, including apartments, brownstones, condos, and townhomes.

Key Responsibilities:

  • Prepare detailed cost estimates for luxury residential interior renovation projects, including materials, labor, and timelines.
  • Analyze project plans, specifications, and requirements to identify potential risks, challenges, and opportunities.
  • Collaborate with architects, designers, subcontractors, and suppliers to ensure accurate and comprehensive pricing.
  • Provide value engineering suggestions where applicable to optimize project costs without compromising quality.
  • Maintain an up-to-date knowledge of market prices, industry trends, and local construction regulations.
  • Assist in project bidding, tender submissions, and negotiations with clients, ensuring competitive and profitable pricing strategies.
  • Review project budgets and schedules to ensure alignment with client expectations and contract terms.
  • Support project managers and clients by providing accurate and timely cost updates throughout the project lifecycle.

Qualifications:

  • Proven experience in estimating for high-end residential renovation projects, particularly in New York City.
  • Strong understanding of the luxury construction market, materials, and finishes.
  • Proficient in using construction estimating software and Microsoft Office Suite.
  • Excellent attention to detail, with the ability to produce accurate and comprehensive estimates.
  • Strong communication and negotiation skills, with the ability to work closely with project teams, subcontractors, and suppliers.
  • Knowledge of local building codes, zoning laws, and construction standards.
  • Ability to work in a fast-paced environment and manage multiple projects simultaneously.

Preferred:

  • Experience with renovations in historic properties or luxury properties.
  • Familiarity with NYC Department of Buildings (DOB) regulations and requirements.
