Boiler and Building Automation System Operator/Mechanic Job Summary
Our company needs a capable, motivated Licensed Boiler and Building Automation Systems Operator to join a team that is responsible for the configuration and maintenance of our facilities infrastructure. As a member of our Facilities Operation team, you ll wear lots of hats and gain plenty of valuable experience.
The employee will be working from the site located in White House Station, NJ.
Boiler and Building Automation System Operator/Mechanic Responsibilities and Duties
With general supervision, operates and repairs the building automation system and Boilers performs maintenance and repairs applying tradecraft skills.
- Competent to work on own in monitoring, operating, troubleshooting and repairing the building automation computer system under most conditions; may require assistance during emergency situations.
- Troubleshoot and repair Andover Building Automation system
- Dispatch maintenance personnel
- Coordinate building and emergency personnel during emergency conditions
- Maintain computerized log of all significant events
- May be only operator on watch with supervisor off-site
- Maintenance and record water treatment for chilled, heating and condensing water systems
- Competent to work on own in monitoring, operating, troubleshooting and repairing of Low Pressure Boilers at the CUP, MB, West and CLC Buildings.
- Operation and reporting for 3 Emergency Generators on site during power outages and routine maintenance.
- Perform maintenance work in skilled tradecrafts, such as electrical, HVAC and plumbing.
- Duties may include:
- Electrical repairs to starters, switches, receptacles and wiring
- Relamp and repair light fixtures
- Install and trace wire pulls
- Repair carpet, vinyl, ceiling tiles
- Maintain related records and security
- Paint walls, ceilings, floors
- Repair and maintain electrical and mechanical machinery and equipment in accordance with diagrams, sketches, operating manuals and manufacturer's specifications.
- Perform preventive and predictive maintenance on equipment.
- Must comply with work order system to include interpreting work orders, performing work requested and completing work orders per instructions.
- Perform all duties in a safe manner, follow all safety procedures and maintain a clean work area.
- Comply with all company policies and procedures and adhere to company standards.
- Must be a team player committed to working in a quality environment.
- Willingly perform other miscellaneous job-related duties as requested.
Computer Skills
- Knowledge and ability to work with Windows Operating Systems. XP to Windows 10.
- Knowledge and ability to work with documents and spreadsheets.
Boiler and Building Automation System Operator qualifications and skills
- High school diploma or GED equivalent with shop courses.
- Completion of two years of a four-year apprenticeship program or four years field experience in a maintenance position.
- NJ Black Seal Low Pressure Boiler Operator license required.
- Must conform to all city, state and federal licensing and certification requirements.
- Must be able to read and work with blueprints and schematic diagrams.
- Requires work in confined spaces and on ladders or lift equipment over six feet from ground.
- Ability to use a variety of hand and power tools.
- Must possess a valid driver's license.
- Must be able to work rotating shifts, weekends and holidays as needed.
- Strong problem solving and troubleshooting skills.
- Able to lift up to 50 pounds overhead.
- Ability to follow documented implementation processes, escalation processes, and prioritization processes.
- Ability to improve on existing documentation and write new documentation as required.
- Knowledge of best practices related to security, asset management, and disaster recovery.
