JOB SUMMARY

The Building Operating Engineer's primary responsibility is to oversee the efficient operation of the sites Boilers and all related systems A high percentage of "wrench time" is expected. Individuals are expected to demonstrate a high technical expertise in boiler operation, preventative maintenance, troubleshooting, and repair. The individual in this role must be available for call-in work and to perform other duties as required. The candidate must possess the ability to diagnose and repair equipment with support and coordination of third-party vendors. inform the Facility Manager of any condition affecting the boilers

Specific areas of responsibility include but not limited to general site duties, basic preventive maintenance on additional systems (air compressors, vacuum pumps, general purpose motor/ pump assemblies) Reports to the FM Assist in coordination of contracted maintenance and follows guidelines regarding general maintenance practices.

The Boiler operating Engineer is responsible for protecting and improving the value of the Owner's or Client's asset, and ensuring that the Boilers, related systems & controls that support critical client lab, vivarium and tenant lab space, and building systems meet or exceed their rated life. Additionally, the Building Operating Engineer is expected to have knowledge of codes, laws and regulations pertaining to the operation of the facility and be able to implement and supervise activities while mitigating risk of the Client and Jones Lang LaSalle.

ESSENTIAL DUTIES and RESPONSIBILITIES
  • Ability to organize and prioritize multiple tasks, effectively solve problems, consistently make effective, high-quality decisions.
  • Assist the Facility Manager in the organization and management of all functions related to the engineering department compliance with all applicable national and local codes and regulations
  • Respond to and perform special requests as designated from the building management.
  • Be responsible for insuring and maintaining up-to-date records of PM's and required inspections, and all maintenance logs as required.
  • Respond to building emergencies as needed and as directed in accordance with the building Life Safety Program.
  • Order supplies and parts for delivery and/or pick up as approved and directed by Facility Manager.
  • Work with vendors and contractors regarding installations, preventative maintenance, and modifications ensuring that all JLL safety procedures and guidelines are followed.
  • Ensure a safe work environment while maintaining a clean and organized work area.
  • Maintain a courteous and professional work ethic, appearance, and attitude.
  • Demonstrate the ability to understand the engineering design and operational aspects of the building systems and be able to immediately recognize system performance deficiencies and respond to operational and emergency situations.
Skills/Qualifications
  • Associate Degree in and engineering discipline or equivalent work experience
  • 5+ years facility related work experience, including customer service, leadership experience (Preferred)
  • Demonstrated technical expertise in facility related systems
  • Self-sufficient with work order tasks, ability to problem solve day to day issues.
  • Preferred Operating Engineers license and minimum 2nd Fireman (State of MA)
  • Working knowledge of computer applications including Microsoft Office and CMMS systems
  • Demonstrated verbal/written communication skills
  • Proven record of excellent internal and external customer service
  • Waste water license grade 2I or Higher or willingness to obtain with in the first 3 month of employment.
