General Summary: The Project Manager is director of construction projects from buyout to final completion. The individual is responsible for Owner coordination, subcontracts, purchase orders, submittals, document control, maintaining budgets and project schedules.

KPIs

(Key Performance Indicators): Accurate & Timely Buyout of Project –

All subcontracts and purchase orders completed within 3 weeks of the executed Prime Contract. Accurate and Timely Completion of Submittals. –

Submittals should be received from Subcontractors and Vendors within 2 weeks of Work Orders, reviewed and submitted to POR within 1 week of receipt and returned within 2 weeks after sending to POR. Organization and Coordination

– Coordinating Owner meetings, maintaining project documents, RFI’s, submittals and scope sheets. Maintain Project Budgets –

Maintain estimated bid profit and track all buyout/runoff variances.

Job Responsibilities:

Owner and Prime Contracts Understanding of Prime Contract requirements including all terms and conditions. Maintains open line of communication with Project Owners and coordinate Project Update Meetings. Estimate, negotiate and execute all prime contract changes. Develop and submit monthly progress billings to Owner

Project Buyout: Develop Sub/Vendor List for the Project Write all subcontracts and purchase orders including scope review to flush out any potential scope gaps. Schedule and coordinate project kickoff meeting with major subs and vendors.

Document Control, Scheduling and Submittals Review plans and project specifications for understanding of full project scope. Maintain up to date working set of project documents including posting of all addendums, ASI’s, or work change proposals. Write project RFI’s and distribute to project subs and vendors. Coordinate and review Shop Drawings and Submittals for accuracy and compliance with the contract documents. Develop and update schedules in coordination with Project Superintendent.

Budgeting and Cost Projections Review project budgets with sub/vendor commitments, misc. purchases and track variances. Develop accurate cost projections for completion of the project. Review and approve all project invoices for accuracy and completion of work to date. Negotiate and execute sub and vendor change orders.

Communication Maintain daily communication with Project Superintendents for work in progress, look ahead and potential issues. Maintain open line of communication with subs and vendors for material lead times and upcoming schedule requirements.

Basic Qualifications Bachelors Degree in Construction Management preferred. 3-5 years of project management experience is required Construction estimating experience is a plus. Ability to learn and operate new software is required May require an associate degree or equivalent training and education beyond high school Proficiency in working with spreadsheets and databases is required Strong communication skills (both written and oral) to execute professional business communication with all levels of the organization is require

Technical knowledge and skills MS office product experience is required; MS Office 365 experience is preferred Microsoft Project experience is a plus Viewpoint Procontractor experience is a plus Trimble Teams or similar project management software experience is a plus.
