PRIMARY PURPOSE: This position is accountable for overseeing site preparation, construction of owner's building, tenants' partial space construction and materials testing to ensure that specifications are met, and to function as liaison between the Architect, the General Contractor (if applicable) and the Construction Manager or Project Manager.

PRINCIPAL RESPONSIBILITIES: The following responsibilities are project specific and dependent. These activities may or may not be delegated to subordinate staff for actual action and/or follow-up with final reporting being through the Sr. Project Manager. • Participates in project execution with construction team responsible for project. As dictated by demands of the project the candidate shall contribute to the administration project budgeting and scheduling. • Work with zoning and city planning officials, owners of adjoining properties, utilities, city, state and federal government or other regulatory agencies to gain cooperation, commitments, and appropriate approvals. • May assist the Project Manager with Preconstruction activities. • Monitors the work; keeping the PM advised on activities of general contractor. • Reviews change orders with contractors for the PM. • Reviews draw requests and ensures completion of specific work; conducts on site walks with Lender as needed. • Assures that materials and construction meet MSA specifications and that personnel involved are qualified. • Oversees site grading, utilities installation and paving. • Maintains an awareness of building completion priorities. • Assures that personnel inspect materials and construction and that all materials, installation and erection meet specifications. • Acts as the liaison between the Construction Manager or Project Manager and the general contractor's or subcontractors' field personnel. • Reports to supervisor any problems related to construction and makes recommendations to alleviate them. • Coordinates construction schedules with major tenants; acts as liaison between General Contractor and major tenant's general contractors. • Inspects preparation and installations to insure that MSA specifications are met. • Accompanies various inspectors on their inspections. • Inspects project after substantial completion along with site engineer, General Contractor, and architect. • If all specifications are not met, assists architect in preparing a report itemizing all unmet specs and areas requiring attention. • Works with On-Site Operations to reduce operating center impacts. • Possibly reviews tenants' prints and plans with Tenant Coordinator to ensure appropriateness and consistency with overall project design. • Informs tenants' general contractors of items required to meet MSA specifications. • Submits report to architect and site engineer for final approval and submits same to the Construction Manager or Project Manager. • Obtains costs for minor changes and submits for approval.

MINIMUM QUALIFICATIONS: • Well-developed people skills are required. • Knowledge of budgeting, cost estimating, and supervisory skills are necessary. • Working knowledge of mechanical, structural, architectural and materials considerations related to construction. • Knowledge of electricity related to installation of utilities. • Knowledge of the preparation or mix and pouring of concrete. • Knowledge of composition of soil and soil compaction preparation of base and a composition of asphalt for paving • Knowledge of roofing materials, flashings, control joints and the proper application of each • Knowledge of underground utility systems • Ability to read and understand construction plans. • Ability to communicate effectively and to use tact when dealing with contractors. • Associate’s degree in construction management • 6-7 years of experience in the construction industry, including four to five years as a superintendent, or equivalent training and experience.
