Requirements Major Duties and Responsibilities: Manage C-PACE servicing including, but not limited to, boarding, billing, collecting, and reporting. Review applicable documentation and direct staff to support a complete and accurate onboarding of assessments. Develop a process for Assessment Administration staff to obtain, review and retain necessary assessment documentation comprising a complete and accurate credit file for C-PACE assessments. Validate and approve payoff quotes in accordance with agreed upon terms for timely, complete, and accurate responses. Effectively communicate with local tax assessing agencies, capital providers, energy improvement districts and program administrators supporting the accurate processing of assessments per servicing agreements. Establish procedures for the accurate and complete billing, collection, and payment application in accordance with applicable assessment amortization schedules. Reconcile assessment history to client and/or trustee records supporting accuracy of payment histories. Attend and actively participate in client meetings, as required. Research and address client inquiries in a timely manner. Manage relationships with C-PACE client(s) and be the primary point of contact for heightened discrepancy resolution related to servicing responsibilities. Assist in efficient and accurate processing of incoming payments received daily for commercial loans by various sources and post them correctly into loan servicing system. Communicate with borrowers, clients, asset management team, insurance agents, local taxing authorities and other vendors to obtain payment terms and resolve discrepancies. Establish tax contracts with third party vendors for the timely payment of property taxes and monitor payment of non-escrowed property tax obligation. Provide timely notice to third-party tax service vendor of new real estate collateral to be monitored. Review and distribute third-party tax service vendor reports to loan administrators, asset managers, and clients and establish ticklers for processing and resolution. · Use technology to improve process efficiency and quality of service; embrace and implement opportunities for automation. Supervisory Requirements: Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems. Utilizes available system reporting and develops additional monitoring tools to manage exceptions to standards. Manages the department’s staff including appropriate employee evaluations that identify employee strengths and weaknesses; ensures training and coaching to improve staff professional skills; and provide customer service on an internal and external basis. Directs and coaches’ staff in a positive and encouraging fashion. Proposes and then implements annual department goals and employee goals; routinely measures actual departmental/employee performance to the goals. Assesses the developmental needs and career paths of staff and make recommendations for their advancement as appropriate. Requirements & Qualifications: Ability to read and interpret statutory guidance, commercial loan documents and policies/procedures. Versed in calculating interest using various accrual methods and varying indexes for interest rates Ability to reconcile and reconstruct commercial loan payment histories to ensure accurate UPB and interest accrual. Bachelor’s degree from four-year College or University’ or three to four years related experience and/or training; or equivalent combination of education and experience. Experience and/or familiarity with commercial servicing and/or PACE financing is a plus. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from managers, clients, and borrowers. Ability to implore critical thinking measures and to think through global consequences. Must be able to produce at a high level under limited supervision and meet imposed deadlines in a fast paced, demanding environment. Ability to lead, coach and motivate others and to diffuse difficult situations. Exceptional attention to detail. Strong organizational skills. Robust problem-solving skills. Strong comfort level with technology, including ability to adapt to new systems quickly and easily. Thorough knowledge of and comfort with the Microsoft office suite applications.
