Key Responsibilities:

  1. Real Estate Transactions: Prepare lease or real estate agreements, coordinate with external vendors, and ensure transactions close within specified timeframes.
  2. Document Preparation: Draft and proof transaction documents (easements, deeds) for legal review.
  3. Zoning and Permitting: Prepare, submit, and monitor zoning and permitting applications, handle jurisdictional requests, and facilitate approval processes.
  4. Collocation Applications: Manage collocation applications from submission to Notice to Proceed (NTP).
  5. Site Modification Projects: Handle site acquisition activities for existing site modifications, from leasing to zoning audits.
  6. Jurisdictional Compliance: Provide recommendations for leasing and land use, conduct interviews with zoning personnel, review zoning drawings, and present before governmental or architectural boards.
  7. Lease and Zoning Audits: Complete reviews for site modifications, negotiate lease entitlements, and ensure document quality and completeness.
  8. Enhanced 911 Addressing: Verify and/or obtain necessary addressing.

Preferred Skills:

  • Legal and Technical Document Comprehension: Ability to read and understand legal documents and technical drawings.
  • Attention to Detail: Meticulous in reviewing documents and ensuring accuracy.
  • Software Adaptability: Ability to adapt to and use various software tools efficiently.
  • Process Orientation: Strong process management skills.
  • Communication and Negotiation: Excellent verbal and written communication skills, with the ability to negotiate effectively.
  • Experience: Real estate or legal negotiation experience, preferably in telecommunications.
  • Proficiency in Microsoft Office: Intermediate skills in Windows, Excel, Word, and Outlook.
  • Quality and Safety Compliance: Adherence to quality management and environmental, safety, health, and security standards.

Required Qualifications:

  • Education and Experience:
  • Preferred: Paralegal certificate, Urban Planning, or Law Degree.
  • Required: 2 years of experience in the telecommunications industry, or equivalent work experience.
  • Licenses: Active Real Estate License or Law License may be required in certain regions.
