Overview:
We are seeking a highly skilled and experienced Senior Property Manager to oversee our commercial properties portfolio. The ideal candidate will possess extensive experience in commercial property management, with a strong emphasis on financial management and bilingual proficiency in English and Spanish.
Responsibilities:
Lease Management:
Handle lease negotiations, revisions, and renewals with tenants.
Ensure compliance with lease terms and conditions.
Address tenant concerns and inquiries promptly and professionally.
Collaborate with legal counsel on lease agreements and related documents.
Financial Management:
Develop and manage budgets for multiple commercial properties.
Monitor financial performance and prepare regular reports for property owners and stakeholders.
Conduct financial analysis to identify areas for cost savings and revenue enhancement.
Oversee rent collection, expense payments, and financial transactions for all properties.
CAM (Common Area Maintenance) Reconciliations:
Manage CAM expenses and reconcile charges with tenants.
Review CAM calculations and ensure accuracy and fairness.
Resolve disputes related to CAM charges in a timely manner.
Property Operations:
Oversee day-to-day operations of commercial properties, including maintenance, repairs, and tenant improvements.
Coordinate with vendors, contractors, and service providers to ensure quality and timely service delivery.
Implement property management best practices to optimize operational efficiency and tenant satisfaction.
Tenant Relations:
Foster positive relationships with tenants through effective communication and proactive engagement.
Address tenant concerns and issues promptly and professionally.
Identify opportunities to enhance tenant experience and retention.
Requirements:
Bachelor's degree in Business Administration, Real Estate, Finance, or related field.
Minimum of 10 years of experience in commercial property management, with a focus on financial management.
Proficiency in bilingual communication (English and Spanish) is required.
Strong understanding of lease agreements, CAM reconciliations, and financial reporting.
Excellent negotiation, problem-solving, and decision-making skills.
Ability to multitask and prioritize tasks effectively in a fast-paced environment.
Strong attention to detail and accuracy in financial data management.
Proficiency in property management software and Microsoft Office Suite.
