POSITION SUMMARY: This role focuses on the collection, evaluation, and analysis of commercial property sales data to ensure precise property assessments for ad valorem tax purposes.
KEY RESPONSIBILITIES: The primary responsibilities of the Commercial Property Sales Analyst include, but are not limited to:
- Engaging in the collection and assessment of commercial property sales information within the designated area.
- Utilizing software tools to gather contact details of stakeholders involved in commercial property transactions.
- Achieving expertise in the verification of both timeshare and commercial property sales transactions.
- Conducting thorough research on commercial real estate, including the analysis of comparable sales, income and expense data, market trends, and property characteristics.
- Leveraging public and proprietary data sources for comprehensive research, including databases and recorded documents.
- Accurately entering relevant sales transaction data into the appraisal system.
- Preparing detailed reports and spreadsheets summarizing findings for use in the valuation process.
- Collaborating with the sales qualification team to discuss research findings.
- Conducting interviews with buyers, sellers, and other market participants.
- Maintaining professional and respectful communication during verification calls.
- Responding to inquiries from the public in a timely and accurate manner, representing the Property Appraiser's office positively.
- Assisting in damage assessments in collaboration with emergency management agencies during disaster situations.
- Meeting all confidentiality and non-disclosure obligations as required by law and agency policy.
- Adhering to attendance and punctuality standards as per agency guidelines.
- Performing additional duties as assigned, with the understanding that responsibilities may evolve over time.
SUPERVISORY ROLE: This position does not include supervisory responsibilities.
QUALIFICATIONS:
- Experience: A minimum of two (2) years in a related field, with familiarity in appraisal technology software.
- Education: A bachelor’s degree in business or a related field is preferred.
- Certifications: Certification as a Florida Evaluator (CFE) is preferred or must be obtained within three years.
- Technical Skills: Proficiency in database, spreadsheet, project management, and word processing software is required.
- Additional Skills: Strong attention to detail, organizational skills, and the ability to manage multiple projects effectively.
- Geographical Knowledge: Familiarity with the real estate market in the Orlando area is preferred.
- Language Skills: Bilingual in English and Spanish is a plus.
