WHAT YOU’LL NEED TO SUCCEED WITH US Project Managers have a broad responsibility for providing decisive and accountable leadership for projects, including but certainly not limited to the following. This position will be responsible for management and organization of documents for projects throughout the lifecycle of those projects. This will entail involvement in pre-construction services, document management during construction, lead communication between Owners/Architects and field operations, as well as maintaining full project schedules and budgets. YOUR RESPONSIBILITIES Ensures timely project completion through effective project scheduling, timely delivery of materials and efficient management of material & document submittals/ approvals

Review plans in depth to coordinate with subcontractor on determining full scope of work

Negotiates and issues subcontracts and major purchase orders and monitors their progress

Negotiates, prepares, issues and executes change orders to subcontractors and prepares any revisions to original budget

Acts as primary contact for ownership communications

Generate RFIs from either Cadre or sub-contractor

Review submittals—with a focus on review of architectural details. If details are insufficient, then creation or drafting of details for CAD or sketch-up

Maintains full project schedule on a regular basis and coordinates that schedule with the superintendent

Visit job sites multiple times a week

Assumes accountability and ownership of the project

Leads and documents project meetings

WE EXPECT YOU TO Work with the project management team to maximize the velocity of the work, and while corners will never be cut, processes must be implemented which speed up the delivery of our builds

Be comfortable mapping out projects in detail

Possess a complete understanding of the contract scope of work and budget

Maintain a complete understanding of each subcontractor’s scope of work and bid

Negotiates favorable outcomes where scope discrepancies are discovered

Manage and forecast project schedule with very high accuracy

Display expert knowledge of task sequencing

Manage client expectations on timelines and outcomes

Provide advanced notice to parties of selection deadlines or other time sensitive tasks

Utilize all field and administrative resources necessary to efficiently drive project schedules

Exercises exceptional judgment, discretion, and problem solving skills

Follow and suggests improvements in other company construction processes

WHAT WE NEED FROM YOU College degree with an emphasis in Construction Science is desirable

2-5 years experience in a construction position with general knowledge of all aspects of high-end construction preferred

Experience with managing projects more than $5MM

Proficient in using Bluebeam, Procore (or equivalent), and the entire MS Office Suite

College degree in a business-related field preferred

Analytical problem-solving skills with an impeccable attention to detail

Ability to work cooperatively and communicate effectively with a diverse group of staff, clients and stakeholders

Experience building high-end residential projects are preferred, but not required. The ability to speak both English and Spanish is also a plus. If you can meet these requirements and perform this job as described above, we would be happy to have you as part of our team.
