Join our team as a Maintenance Supervisor, where you'll play a vital role in ensuring the seamless operation of our 200+ unit apartment community in Houston’s Willowbrook area. Reporting directly to the Property Manager, this position entails overseeing all aspects of maintenance operations, including preventive maintenance, repairs, landscaping, and janitorial services. Responsibilities also include managing maintenance staff and coordinating with contractors. Your expertise will be essential in maintaining the functionality and aesthetic appeal of the community while maximizing resident satisfaction. **Qualifications**:

- Experience as a lead or extensive assistance maintenance professional for a property management company or apartment complex.
- Experience performing basic plumbing and electrical maintenance and repairs, small painting jobs, and carpentry work.
- Must be able to lift and carry up to 50 lbs., including up and down a flight of stairs.
- HVAC / EPA 608 Type II, III or Universal Certification Required
- Adequate computer skills to open and close work orders in the property management software
- Experience with common central boiler system maintenance is a plus.
- Pool maintenance experience, Certified Pool Operator is a plus.
- Strong customer service, communication, and organizational skills
- Willing to work some flexible hours / days; some weekends maybe required.
- Valid Driver’s License
- Bilingual / fluent in both English and Spanish is required.

**DUTIES AND RESPONSIBILITIES**
- Performs maintenance tasks personally and delegates to assistants. Oversees and occasionally inspects work performed by assistants.
- Institutes and manages systems for handling resident service requests. Completes work orders within 24 hours when possible.
- Schedules maintenance personnel in conjunction with the manager so that maintenance is available for emergency purposes.
- Monitors and is aware of the property condition throughout the community to address hazardous conditions; e.g., broken pool gates, broken steps, open holes, broken/burned out exterior lights.
- Maintains accurate records regarding preventative maintenance, apartment make ready status, work-in-progress, etc.
- Educate and assist in the development of the assistant maintenance team.
- Diagnoses and performs on a daily basis minor and routine maintenance/repair involving the following: Electrical, plumbing and HVAC systems, Appliances, Stairs, gates, fences, patios, railings, Tile, carpet, flooring, Roofing, gutters, fasteners, Interior/exterior lights, Fireplaces, Blinds, doors, cabinets, windows, sliding glass doors, Door locks, P.O. boxes and locks, Controlled access systems, Pool equipment, Central boilers and pumps, gas and electric
- Ensures that all make-ready repairs and services are completed correctly and on schedule.
- Reports all major repairs and requisitions to the manager.
- Remove and transfer heavy appliances and equipment.
- Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
- Maintains adequate inventory of spare parts and maintenance materials to handle common repairs.
- Identifies all utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts and prepares maps of them.
- Performs work area clean-up and safety related duties.
- Ensures that storage areas remain locked when not in use.
- Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
- Performs any additional duties assigned by manager or property supervisor.

**JOB TYPE**:
Full-time. 40 hours per week, occasionally overtime and on-call work
- Monday to Friday. 9 AM to 6 PM.
- On-call rotation for weekends, etc.

**PAY**:
Hourly: Starting from $25 per hour + commissions Depending on experience.
